Docket No. 137-03 PP (#03090005) Weston Pointe -Primary Plat The applicant seeks to plat a 130-unit subdivision. The site is located northeast 106th Street & Michigan Road. The site is zoned part R-4/Residence and B-2/Business, and is within the US 421 Overlay Zone. Filed by Dennis Olmstead of Stoeppelwerth & Associates for Pittman Partners. This petition represents the continuation of a process started earlier this yeaz with the rezone of this pazcel to R-4 Residential. The applicant is proposing a 130-unit multi-family (for sale) development under the ROSO III platting requirements. The information packet provided by the applicant provides an overview of the project along with a layout of the site and elevations of the proposed homes. One subdivision waiver was initially requested addressing a proposed reduction of woodlands. However, it has been withdrawn. Issues/concerns raised include the following: 1. Opposition to connection to existing stub street within the Westons subdivision from the public. 2. Concern about the loss of the lazger open area at the interior of the site for detention by the commission. The Department would like to see the plan revised to the original layout with the larger pond at the southeast corner of the site. This will provide for more open area for recreation at the interior of the property. The Department recommends that the Subdivision Committee forward this requests to the full Commission after all comments and concerns have been addressed.
