Several questions relate to the scope of this project and the timing. It appears that his plan is for the major grading and installation of infrastructure. Separate plans will be submitted for each building site. My comments are based on this assumption. Please address items in sections 1-3. A narrative format is fine. Item 2A. If the site has a cover of grass and cultivated field, please show the boundaries of each. Item 4A. A detailed construction sequence is needed. Note- the detention pond should not be excavated during a time period that vegetation cannot be established. Item 4C. Recommend a check dam in the side ditch for US421 at the south end of the property. Item 4D. Show location of temporary seeding. All disturbed areas shall be seeded (temp or permanent), stoned or mulched. Item. 4G. Because the storm water from the development discharges offsite, I would recommend all inlets be protected with a practice that installs into the catch basin. I have attached possible manufactures.
