St. Christopher's Episcopal Church -Rezone
The applicant seeks to rezone a part of their property from S-2/Residence within the US
31 Overlay to OM/SU-Old Meridian/Special Use Zone. The site is located at 1440 W
Main Street.

The Subdivision Committee forwards a 6-0 favorable recommendation to the full Plan
Commission on this request.
The Department recommends that the Plan Commission forward 77-03 Z to the City
Council with a Favorable Recommendation subject to the dedication of right-of--way as
identified on the proposed plans.

The applicant seeks to construct a worship center building and expand their current
facilities. The site is located at 1402 W Main Street. The site is zoned OM/SU -Old
Meridian/Special Use.

The Subdivision Committee forwards a 6-0 favorable recommendation to the full Plan
Commission on this request.
The Department recommends that the Plan Commission approve the ADLS as presented
and forwarded by the Special Studies Committee.
Background:
The applicant is requesting a favorable recommendation to the city Council on a Request to
rezone a portion of the property generally located at 1440 West Main Street and approval of an
ADLS petition for the construction of a Church. The majority of the subject parcel is zoned Old
Meridian -Special Use (OM/SU) in anticipation of the Church building on the site. However a
portion lies within the S-2 zoning classification subject to the US 31 Overlay Requirements (see
the petitioners information packet on the Rezone Request). It is likely that the Plan Commission
will see a future request to rezone the remaining S-2 ground owner by the church to a B-5 or B-6
designation consistent with other parcels within the US 31 Corridor. At that time the remaining
slivers of OM/SU at the northeast and southwest corners of the subject area will be "cleaned-up"
as well. The applicant is in the process of creating two separate deeded parcels. One being the
future church parcel and the other the property they intend to sell for future office development
along US 31.
