Docket No. 140-03 Z (#03090015); St. Christopher's Episcopal Church -Rezone The applicant seeks to rezone a part of their property from S-2/Residence within the US 31 Overlay to OM/SU-Old Meridian/Special Use Zone. The site is located at 1440 W Main Street. Filed by Tim Fleck on behalf of St. Christopher's Episcopal Church. 3. Docket No. 147-03 ADLS (#03090025): St. Christopher's Episcopal Church The applicant seeks to construct a worship center building and expand their current facilities. The site is located at 1402 W Main Street. The site is zoned OM/SU -Old Meridian/Special Use. Filed by Tim Fleck for St. Christopher's Episcopal Church. The applicant is requesting a favorable recommendation to the city Council on a Request to rezone a portion of the property generally located at 1440 West Main Street and approval of an ADLS petition for the construction of a Church. The majority of the subject pazcel is zoned Old Meridian -Special Use (OM/SU) in anticipation of the Church building on the site. However a portion lies within the S-2 zoning classification subject to the US 31 Overlay Requirements (see the petitioners information packet on the Rezone Request). The applicant is in the process of creating two separate deeded parcels. One being the future church parcel and the other the property they intend to sell for future office development along US 31. The following items are those that require additional attention based on comments from the Public Hearing: 1. Dedication of right-of--way along Main Street and the dedication of the necessary 90' right-of--way for the future grand boulevazd as illustrated in the plan for the Old Meridian District. The applicant should prepare a legal description of the azea and forwazd a petition for action by the Carmel BPW after final action on the rezone request. 2. As requested the applicant provided additional color renderings to the committee and will bring sample materials to the meeting. 3. Questions regarding the use of landscape materials. Lazger renderings were distributed. The Department recommends that the Special Studies Committee forward both items to the full Plan Commission with favorable recommendations after all questions and concerns have been addressed.
