Weston Park -Development Plan
The applicant seeks approval to construct 3 buildings. The site is located at the southwest
corner of 106th and US 421. The site is zoned I-1/Industrial and is within the US 421
Overlay.

The applicant is requesting approval of a Development Plan for the construction of a three lot
commercial subdivision with a bank on one of the three lots along US 421. Please see the
informational packet prepazed by the applicant for an overview of the site. In addition to the
development plan for the site the applicant is proposing the use ofMulti-Tenant Building
Complex signs. These are addressed under docket number 153-03 ADLS also included in the
informational booklet. Both signs meet all ordinance development standards. The only issue the
Department would like to see the applicant provide is greater detail on the Tenant Panels. Our
preference would be for consistent backgrounds so as not to create a situation where there were
several different colored panels on the face of the sign.
As part of the request the petitioner is submitting a preliminary layout for two lots and a separate
application (Docket No. 154-03 ADLS) has been filed with detailed plans for National Bank of
Indianapolis on Lot 1. This is required based on the three-acre minimum parcel size for a
Development Plan to insure a more comprehensive layout to the area along US 421. It is likely
the Plan Commission will see ADLS (as required) for the other two lots in the near future as well
as an amended Development Plan and ADLS for the larger Block "A".
The following items are those that may require additional discussion:
Lighting: A note should be made that site lighting should be of a consistent design across
the entire center. We will review for this on filture submittals. It will be the
responsibility of the owner of the center to determine if the specifications submitted with
the Lot 1 plan is the most appropriate for the center at this time.
Landscaping should also be coordinated throughout the center.
Please note that Block A does not have frontage on US 421 as proposed. This would
mean that signage may be a concern and would have to be addressed by way of a future
Variance application. The Department would support a request to address this.
The Department recommends that this item be forwarded to the Special Studies Committee
on January 6`h for further discussion.
