Hazel Dell Corner, Lot 4: Development Plan Amendment
The applicant seeks approval to construct a retail building. The site is located at 13190
Hazel Dell Parkway. The site is zoned B-3 Business.
Filed by Corby Thompson of Plum Creek Partners, LLC.
The applicant is requesting approval of a Development Plan and ADLS for the construction of a
retail buildingjust north of the existing building located on lot 4. Please see the informational
packet prepared by the applicant for an overview of the site and proposed building elevations.
The elevations are identical to the design of the existing building.
The following items are those that require additional attention:
Signage:
Confirm that the proposed signage will be identical in design to the standards applied to
the Phase One building.
Lighting:
In addition to the flat lens design proposed it maybe appropriate to add shields to the
north sides of the light fixture at the north end of the lot due to the adjacent residential
area. The fixtures to the west are screened by the fence along the west property line.
The Department recommends that this item be forwarded to the Special Studies Committee
on December 2nd for further discussion.
