Docket No. 152-03 DP Amend/ADLS (#03100003) Hazel Dell Corner, Lot 4: Development Plan Amendment The applicant seeks approval to construct a tetail building. The site is located at 13190 Hazel Dell Parkway. The site is zoned B-3 Business. Filed by Corby Thompson of Plum Creek Partners, LLC. The applicant is requesting approval of a Development Plan and ADLS for the construction of a retail building just north of the existing building located on lot 4. Please see the informational packet prepazed by the applicant for an overview of the site and proposed building elevations. The elevafions are identical to the design of the existing building. The following items are those that require additional attention: 1. Signage: Corm that the proposed signage will be identical in design to the standards applied to the Phase One building. 2. Lighting: In addition to the flat lens design proposed it maybe appropriate to add shields to the north sides of the light fixture at the north end of the lot due to the adjacent residential area. The fixtures to the west aze screened by the fence along the west property line. The Department recommends that the Special Studies Committee forward this item to the full Plan Commission with a favorable recommendation after all questions and concerns have been addressed.
