4. Docket No. 09050021 ADLS Amend: Chateau Design Center (Carmel Office Court)
The applicant seeks approval for a modified building facade, landscaping and signage.
The site is located at 300 E Camel Dr. and is zoned B-8/Business. Filed by Robert Moore of
Chateau Designs, LLC.
The applicant seeks approval for a new fi-ont building facade, wall sign, and site changes. The
applicant proposes to remove some parking spaces in order to put in landscaping and hardscape
elements. (The resulting number of parking spaces will still meet the parking ordinance requirements
for the overall complex.) Also, the petitioner is considering adding 6 to 10 bushes on the side and back
of the building. The signage will be comprised of copper colored letters that are opaque and halo lit
fi-om behind. The petitioner proposes a 46 sq.ft. sign; 75 sq. ft. is allowed.

Outstanding concerns/comments:
1. Petitioner: please confirm that the cedar arbor & plantings at intersection do not conceal the
existing stop sign which is to remain in place.
2. The Planning/Zoning Dept and the Foreshy Dept will each need a final copy of the most
recent landscape plan, showing the additional shrubs on the sides and rear of the building.
The Dept. of Community Services recommends positive consideration of this item, after all
comments and concerns are addressed. (This item only requires committee approval.)
