I have added shrubs along the sides and back of the building as requested by Carmel. I've also adjusted the design by suggesting we move the existing stop sign 1'-0" to the north and our plaza and pergola 13 inches closer to the building. This should give someone in a car a clear sight line to the sign. Please note this has changed the planting design slightly. There is more distance between the parking lot and the columns/decorative fence, which allows for one more layer of plant material. I also had to delete two of the columnar trees at the west end of the space because they didn't make sense after I adjusted the layout. This keeps a clear sight line open to the front windows at the west end of the building. I've also included on the drawings additional information related to area of disturbance, existing impervious surface, and proposed impervious surface quantities. I will bring one full size copy of each drawing for the City, twelve 8 1/2x11 copies for the City, and three full size copies of the drawings for you Tuesday evening. As discussed yesterday afternoon, Filburn is not able to supply the pavers. Unilock is willing to supply the pavers, but at a cast. It would be helpful if The Stone Center could supply the pavers. If the total land disturbance is less than 0.25-acres; then our drainage and storm water quality standards will not apply to this project. I assume that the surface drainage patterns will remain unchanged. I am unclear as to the drainage "pass throughs" since I expect this area to be flush with the existing pavement and am envisioning a fence that would allow the water to sheet drain underneath it. Right now, the site is the JS Marten Jewelry building at 300 E Carmel Dr. It is zoned 8-8/business. They will redo the building facade and take out about 8 parking spaces and put in gardens. Parking count will still be okay for the overall development. They will be filing the adls amendment application tomorrow and provide info packets Friday, to be heard at the June 2 committee meeting of the plan commission. One sheet is the overall landscape plan and the other sheet is a layout plan. The plan now shows landscape lighting and some additional demolition notes. The concrete curb apron in the area of the garden will need to be sawcut and removed.
