Engineered Plans TAB 1 EXPLANATION OF REQUEST Glick Acquisitions, LLC desires to construct a “modern” self storage business on approximately 2.4 acres of real estate. The site is located on the east side of Range Line Road, just north of 136th Street and south of and adjacent to the entrance to the Carmel Wood Apartments. The site is part of the property that formerly contained the North Side Trailer Sales business. The real estate is zoned B-3 Business District and is located within the Carmel Drive/Range Line Road Overlay Zone. The site is outlined on the aerial photograph included under Tab 2. In order to allow this redevelopment, 2 approvals have been requested; namely, (i) approval of the development plan and architecture, design, lighting, landscaping, and signage (DP/ADLS) from the Plan Commission and (ii) approvals of a use variance to allow indoor storage and developmental standards variances by the Board of Zoning Appeals. To this end, we will present our request for DP/ADLS to Plan Commission on June 16th, and we will present the requests regarding development standards and the use variance to the BZA on June 22, 2009. The request for BZA approval is fully detailed in this submittal and includes a request for a use variance to permit self storage in the B-3 Zoning District and the following developmental standards variances: a. an increase in the required build-to-line to allow the building to be set back farther from Range line Road; b. allowance for metal awnings; c. allowance for 8 parking spaces in the front of the building; d. an increase in the number of permitted signs; e. allowance for two (2) signs facing a right-of-way; and, f. Allowance for one (1) sign not facing a public right-of-way (north). Included within this brochure are (i) an aerial photograph illustrating the site location, (ii) a colored rendering of the site landscape plan, (iii) colored building elevations, perspectives and building material information, (iv) renderings of the signs, (vi) a photometric lighting plan and cut sheets of the proposed fixtures and (vii) reduced-size development plans. As shown under TAB 4, the building will have an upscale, urban appearance and has a design that is consistent with the character of the Range Line Road Overlay Zone and is unique to this location. The Applicant will be prepared to explain in detail the variances that are generally described above and the various factors that support the request for these variances. ELECTRICAL SYSTEM — 150W and below use a high reactance, high power factor ballast. 175W and above use a constant-wattage autotransformer ballast. Both ballasts are copper wound and 100% factory tested. Optional Pulse Start ballast. Horizontal medium-base porcelain socket with copper alloy, nickel-plated screw shell and center contact. 4KV pulse rated. UL listed 660W, 600V. CSA, NOM or INTL required for probe start shipments outside of the US for 175M. Not available with 175M SCWA. Ceramic metal halide lamps are recommended for use in applications where superior color rendition, lumen maintenance and longer lamp life are desired. INSTALLATION — Standard mount is two-piece, heavy-duty, cast aluminum swivel with integral wiring compartment. Swivel fits over standard 1-1/2" (1.9" O.D.) or 2" (2.38" O.D.) tenon.
