HomeMy WebLinkAboutADLS Narrative Narrative The proposed Meridian & Main Medical Office Building is located on a 4.5 acre site, northeast of 131st Street and US 31. The Site is zoned B-6/Business, within the US 31 Overlay. The proposed building is being developed by Browning Investments, Inc. for a single Tenant and designed as a Medical Office Building. The First Floor will include an Ambulatory Surgery Center (ASC), and an Imaging Suite, which includes MRI and CT Scanning equipment. The Second Floor will include areas for Patient Examination & Treatment Rooms, a Physical Therapy Suite and Physicians Offices. The Third Floor will include Administrative Offices, Research Department and Educational Spaces. The three story building will be constructed, utilizing Architectural Precast Panels, blue tinted glass with clear anodized aluminum frames and Composite Aluminum Panels. The rooftop equipment will be shielded via an EFIS screen wall. We are not seeking LEED Certification, but have incorporated numerous “sustainable” features in the design of the Building and Site. The building will be equipped with an Emergency Generator as required for an (ASC). This will be screened, utilizing the same Architectural Precast Panels to match the building as well as the Dumpster Enclosure with a roof. Parking is provided on the basis of 4 per 1,000 square feet as per the Ordinance. Ten of these parking spaces on the East side of the building will be covered with a cantilevered canopy, utilizing the same Composite Aluminum Panels used on the Main Entrance Porte-cochere. Due to the functional requirements on the First Floor, we will most probably exceed the allowable maximum 40% First Floor Gross Floor Area (GFA) and have filed a Waiver Request, Docket No. 09060008 ZW, requesting to allow up to 45%. It is the intent of the Developer, as requested by the Tenant, that a Variance be filed with the BZA to allow for two Signs, each being 95 Square Feet.
