Containing 11.62 acres, more or less. General Construction Ilequirenmeinits A. ADA compliant ramps shall be installed at all sidewalk and trail crossings. B. All construction within City right -of -way shall be to the current City standards and specifications. Approval of all construction plans will be required by the City. C. A three -foot wide #73 stone shoulder at a minimum depth of 6 inches is required across the property frontage where there is no existing or proposed curbing or to the auxiliary lanes, whichever is greater. Subsurface drain is required beneath the shoulder. D. Energy dissipation for storm sewer outlets from the property will be required. Approval of the Construction Plans is subject to the review and approval of the energy dissipation application. E. When construction of new roadways affect the existing storm sewer and sanitary sewer infrastructure, necessary re- construction and extension of the existing features shall be at the owner's /developer's expense. Approval of the Construction Plans is subject to the review and approval by City and County authorities. F. Entrances and exits will be located as delineated on this plan. The Gray Road entrance consists of a 100' lane taper connecting to a 12' wide by 50' long deceleration lane. The exit will connect to the existing right turn lone. The full northbound lane width, both north and south of this entrance, shall be 24' for two 12' lanes, except for tapered areas. The 146th Street entrance will consist of a 100' lane taper connecting to a 12' wide by 150' long deceleration lane. The exit will be a 50' long lone taper, G. All sewers and water mains not in current rights -of -way or within rights -of -way that will be dedicated with this project are to be within easements. H. All internal project roadways not within current or proposed rights -of -way shall have a minimum 6" concrete curb or 6" concrete monolithic curb and walk. The curb shall be designed and constructed to City of Carmel standards. I. All property lines that run with current rights-of-way or within rights-of-way that will be dedicated with this project and not adjacent to entrances /exits as delineated on this plan shall require non access easements to be dedicated to the City or County. Approval of the secondary plat shall be subject to the opproval of these non-access easements. K. This project shall not increase the run -off to any existing storm inlets within City or County rights -of -way. L. No entrance from Gray Road or 146th Street shall exceed 30' in width. Drive width shown on Gray Road is 28'. Drive width shown on 146th Street is 30'. MI Entrance /exit radii to public rights -of -way shall be 30'. M. This project will, upon final design, provide at least two post construction stormwater quality BMP's. The primary BMP will be a dynamic separator. Secondary BMP's may include porous pavements, a paver underdroin system, a sediment forebay, filter strips, or other Carmel approved systems. N. Decorative signs, sprinkler systems, trees, landscaping mouths, fences, light poles or other such amenities are not permitted within the right of way of 146th Street. 0. The City typically requires 1" milling with 1.5" HAC #11 resurfacing for the entire width of the existing roadway across the property frontage or to the limits of the auxilliary lanes, whichever is greater. All striping shall be therrnoplasic. Determination of all roadway improvements shall be identified and approved with final construction plans.
