General Notes:
A. The purpose of this primary plat is to
establish lot configuration for secondary
platting and construction documents of
common and access areas. Final
development of the individual lots may vary,
but will substantially comply with the
development indicated hereon.
B. This plan is not meant to provide a final
erosion control plan as required by Rule 5
SWCD and Carmel drainage standards. A final
and complete erosion control plan will
accompany the subdivision construction
documents. This plan is meant to show that
erosion will be able to be controlled when the
subdivision is developed. Individual lots will
need to supply additional erosion control plans
when developed.
C. As indicated on the soild map, this site
contains Miami Silt Loam (6%-12% slopes).
This type of soil generally is characterized by
eroded slopes. The existing sloping condition
will need to be considered when apply erosion
control measures for site construction.
D. The following erosion control measures are
typical: Erosion control entrances shall be
based with stone, mild slopes falling away
from the site shall have silt fences, steep
slopes (in excess of 4:1) shall have erosion
control blankets, existing and proposed storm
structures inlets shall have Dandy sacks, the
site shall have a concrete wash out, streams
and distched shall be protected with riprap
ditch checks, pipe inlets shall be protected
with slotted risers, and disturbed soils shall be
permanently or temporarily seeded within ten
days of disturbance. Other erosion control
measures may be needed and imposed as
inspectors require.
E. This subdivision and the individual lots shall
require an IDEM NOI submittal with final
construction plans.
