Rangeline Commercial Variance Requests:
The applicant/petitioner seeks the following development standards variance approvals for building
restoration, redevelopment and expansion:
Docket 09040005 V Section 23D.03.A.1.a.ii Lot width reduced to 45’ for all uses
Docket 09040006 V Section 23D.03.A.1.a.iii Lot coverage increased to 60% residential/80% commercial

Project Summary: The redevelopment sites are located within the Historic Rangeline Subarea (Old Town and the Carmel Arts & Design District), and are required to conform to the standards
for new construction for that area. The site consists of three parcels, currently improved with two buildings (Corbier Building facing Rangeline Road and the Historic Peele House facing
4th Avenue). Adjacent uses include commercial and retail uses along Rangeline Road, and residential and light office uses to the east. The Petitioner has requested through a Plat
Amendment to transform the three parcels into five parcels allowing for the Petitioner to move forward with a development plan that would be consistent with the comprehensive plan as
well as comply with the Old Town goals. The requested variances would allow the redevelopment of three parcels transforming such into 5 parcels, to provide mixed use in the Rangeline
Subarea. The site is bounded on the west by Rangeline Road; on the east by an unimproved but platted alley; and on the south by 4th Avenue. The site is also bisected by another platted,
unimproved alley. This alley would give access to the site from Rangeline Road, and the alley to the east would provide rear access to the site, as well as to the house that is proposed
to be placed at the southeast corner of the site. There would be a total of five structures, counting the existing dwelling on the southwest corner, the Historic Peele House and possible
other historic homes to be relocated to the site.
