A part of the Northwest quarter of Section 7, Township 17 North, Range 3 East, located in Clay Township, Hamilton
County, Indiana, being bounded as follows:
Beginning at the Northeast Corner of Lot One (1) in West Carmel Center, the plat of which is recorded in Plat
Cabinet 3, slide 43 in the Office of the Recorder of Hamilton County; thence on the East line of said Lot 1, South 00
degrees 54 minutes 12 seconds East (Plat Bearing), 137.63 feet; thence South 89 degrees 33 minutes 40 seconds
West 255.07 feet to the West line of said Lot 1; thence on said West line the following two courses: 1) North 00
degrees 26 minutes 25 seconds West 99.96 feet; 2) thence North 44 degrees 20 minutes 50 seconds East 50.57 feet
to the North line of said Lot 1; thence on said North line, North 89 degrees 05 minutes 48 seconds East 218.34 feet
to the point of beginning containing 0.784 acres more or less.

Commencing at the Northeast Corner of Lot One (1) in West Carmel Center, the plat of which is recorded in Plat
Cabinet 3, slide 43 in the Office of the Recorder of Hamilton County; thence on the East line of said Lot 1, South 00
degrees 54 minutes 12 seconds East (Plat Bearing), 137.63 feet to the Point of Beginning; thence, continuing on
said East line the next two (2) courses: 1) South 00 degrees 54 minutes 12 seconds East 110.18 feet; 2)South 36
degrees 23 minutes 36 seconds East 70.34 feet; thence along the South line of said Lot 1, South 53 degrees 36
minutes 24 seconds West 206.72 feet; thence along the West line of said Lot 1 the following three (3) courses: 1)
North 36 degrees 06 minutes 43 seconds West 131.60 feet to the point of curvature of a curve having a central
angle of 35 degrees 40 minutes 20 seconds and a radius of 283.35 feet; 2) thence along said curve an arc distance
of 176.42 feet (being subtended by a long chord bearing North 18 degrees 16 minutes 48 seconds West 173.58
feet); 3) North 00 degrees 26 minutes 25 seconds West 16.35 feet; thence North 89 degrees 33 minutes 40 seconds
East 255.07 feet to the Point of Beginning. Containing 1.166 acres more or less.
I, (West 106th Street Properties, LLC), owner of the subject real estate shown and described herein, do hereby
certify that I have laid off, platted and subdivided, and do hereby lay off, plat and subdivide, said real estate in
accordance with the within plat.
This subdivision shall be known and' designated as Replat of Block B Lot 1 at West Carmel Center.
A. Street Dedication All streets shown and not heretofore dedicated are hereby dedicated to the public.
B. Landscape Easements are herby granted and created in those portions of the subject real estate
designated on the within plat as landscape easements and shall be for the purposes of the installation,
maintenance, repair and replacement of signage, landscaping and related facilities and shall be maintained
by the owners of the subject property.
C. "Drainage and Utility Easements are hereby grated and created in, over and under those portions of the
subject real estate designated on the within plat as drainage and utility easements and shall be for the
purposes of construction, use, maintenance, repair and replacement of drainage facilities, and related
facilities.
D. Non Access Easements are hereby granted and created in those portions of the subject real estate
designated on the within plat as non access easement and shall be for the purpose of preventing access to
the subject premise from 106th Street.
E. Declaration of Development Standards, Covenants and Restrictions. The development and use of the Real
Estate are subject to the recorded as Instrument No. in the
Office of the Recorder of Hamilton County, Indiana, including amendments thereto as hereafter made from
time to time as provided therein such Declaration, as hereafter amended from time to time, referred to
herein as the "Declaration
