being bounded as follows:
Commencing at the Northeast Corner of the Northwest Quarter of Section 7, Township 17 North, Range 3 East; thence South 00
degrees 25 minutes 52 seconds East (assumed bearing) 50.00 feet along the East Line of said Northwest Quarter to the proposed right
of -way line of 106 street and to the POINT OF BEGINNING of this description; thence on said proposed Right -of -Way line the
following three (3) courses, 1) South 89 degrees 05 minutes 48 seconds West 126.39 feet; 2) South 00 degrees 54 minutes 12 seconds
East 15.00 feet; 3) South 89 degrees 05 minutes 48 seconds West 206.76 feet; to the Northeast Corner of Lot 1A of the Replat of Blk
B Lot 1 at West Cannel Corner, recorded in the office of the Hamilton County Recorder as Instrument #2003 111734, thence South
00 degrees 54 minutes 12 seconds East along the East Line of said Replat of Block B Lot 1 247.81 feet; thence South 36 degrees 23
minutes 36 seconds East 70.34 feet to the Southeast Corner of Lot 1B of said Replat of Block B Lot I; thence North 53 degrees 36
minutes 24 seconds East 357.89 feet to the East Line of said Northwest Quarter; thence North 00 degrees 25 minutes 52 seconds West
along the East Line of said Northwest Quarter 112.31 feet to the POINT OF BEGINNING containing 1.649 acres, more or less.
West 106 Street Properties LLC, owner of the subject real estate shown and described herein, does hereby certify that it has laid off,
platted and subdivided, and does hereby lay off, plat and subdivide, said real estate in accordance with the within plat.
This subdivision shall be know and designated as West Carmel Center, Block B, Lot 2. The purpose of this Replat of Block B Lot 2 at
West Carmel Center is to reduce the 75' Drainage Easement to 30', per Indiana Code 36- 9- 27- 33(e).
