A part of the Northwest Quarter of Section 7, Township 17 North, Range 3 East of
the Second Principal Meridian, Clay Township, Hamilton County, Indiana, more
particularly described as follows:
Commencing at the Northwest Corner of the Northwest Quarter of said Section 7,
Township 17 North, Range 3 East; thence North 89 degrees 05 minutes 48 seconds
East (Basis of bearings assumed from a survey recorded as Instrument Number
200300080608 in the Office of the Recorder of Hamilton County, Indiana) 330.02
feet along the North Line of said Northwest Quarter to the northwestern corner of a
0.894 -acre tract of land granted to the State of Indiana "State tract (recorded as
Instrument Number 200000007462 in said Recorder's Office) (the following seven
(7) courses are along the boundary of said State tract; (one) thence South 00 degrees
18 minutes 30 seconds East 52.85 feet parallel with the West Line of said Northwest
Quarter; (two) thence North 88 degrees 34 minutes 24 seconds East 100.84 feet;
(three) thence North 88 degrees 48 minutes 29 seconds East 524.93 feet; (four)
thence South 57 degrees 05 minutes 37 seconds East 118.93 feet; (five) thence
South 22 degrees 51 minutes 51 seconds East 98.48 feet; (six) thence South 20
degrees minutes 18 seconds East 326.59 feet to the POINT OF BEGINNING of
this description; (seven) thence continue South 20 degrees 57 minutes 18 seconds
East 251.66 feet to the northern line of Lot 1 in Park Northwestern (recorded in Plat
Book 8, pages 128 through 132 in the Office of the Recorder of Hamilton County,
Indiana) (the following two (2) courses are along the boundary of said Lot 1; thence
South 89 degrees 05 minutes 48 seconds West 204.94 feet; thence South 53 degrees
19 minutes 14 seconds West 118.45 feet; thence North 00 degrees 18 minutes 30
seconds West 214.91 feet parallel with the West Line of said Northwest Quarter;
thence North 34 degrees 22 minutes 06 seconds East 21.77 feet; thence North 69
degrees 02 minutes 42 seconds East 212.85 feet perpendicular to a western line of
said State tract to the POINT OF BEGINNING, containing 1.275 acres, more or
less.

GENERAL SITE NOTES
1. CONTRACTOR SHALL RECOGNIZE RESPECTIVE WORK AND RESPONSIBILITY TO
VERIFY LOCATION, SIZE, AND ELEVATION OF EXISTING UTILITIES, STRUCTURES,
PIPES, PAVEMENTS, ETC. AS RELATED TO THEIR WORK. NOTIFY ARCHITECT OF
ANY CONFLICT AND /OR DISCREPANCIES IN THE CONSTRUCTION DOCUMENTS,
PRIOR TO THE START OF CONSTRUCTION.
2. IT IS THE CONTRACTOR'S RESPONSIBILITY TO ACQUAINT HIMSELF WITH SUBSOIL
CONDITIONS.
3. THE PLANS SHOW THE LOCATION OF ALL KNOWN UTILITIES LOCATED WITHIN THE
LIMITS OF THE CONTRACT ACCORDING TO INFORMATION PROVIDED BY THE
VARIOUS UTILITY COMPANIES, PREVIOUS CONSTRUCTION PLANS AND AS
EVIDENCED BY OBSERVATION OF ABOVE GROUND CONDITIONS BY THE SURVEYOR.
THE ACCURACY OF THIS INFORMATION IS NOT GUARANTEED.
4. CONTRACTORS SHALL CONSULT ARCHITECTURAL, PLUMBING AND ELECTRICAL
PLANS FOR: INVERT ELEVATIONS AND EXACT LOCATION OF DOWN SPOUTS,
WATER LINES, GAS LINES, TRANSFORMER'S PAD OR POLE, ETC.
5. ALL PAVEMENT PATCHING DUE TO UTILITIES INSTALLATION; CONSTRUCTION OF
CURBS, ETC., OR DAMAGE TO EXISTING PAVEMENT DURING CONSTRUCTION SHALL
BE PATCHED WITH A PAVEMENT SECTION WHICH MEETS OR EXCEEDS THE
EXISTING SECTION BY THE CONTRACTOR DOING THE WORK.
6. ALL GRASS AND /OR SHRUBBERY DISTURBED BY NEW CONSTRUCTION SHALL BE
RESTORED TO ORIGINAL OR BETTER CONDITION.
7. ALL EXISTING MANHOLE AND CATCH BASIN GRATES, WATER OR GAS VALVES
SHALL BE ADJUSTED TO NEW FINISH GRADE ELEVATION.
8. ALL PIPE LENGTHS SHOWN ON DRAWINGS ARE FOR HYDRAULIC CALCULATION
PURPOSES ONLY. IT IS THE RESPONSIBILITY OF THE CONTRAC f OR TO DETERMINE
EXACT LENGTHS REQUIRED FOR ACTUAL INSTALLATION.
9. CONSTRUCTION OF ALL SEWER LINES AND STRUCTURES SHALL BE IN
ACCORDANCE WITH LOCAL AND STATE CODE, RULES AND REGULATIONS.
10. SITUATION AND TOPOGRAPHIC SURVEY PROVIDED BY: American Consulting, Inc.
11. REPAIR, REPLACE OR MAINTAIN ANY /ALL EXISTING UTILITIES WITHIN LIMITS OF
CONSTRUCTION.
12. FOR ALL WORK WITHIN LIMITS OF RIGHT-OF--WAY SEE D.O.T. STANDARD DETAILS.
13. ALL DIMENSIONS SHALL BE TO THE BACK OF CURB OR EDGE OF PAVEMENT
UNLESS OTHERWISE NOTED.
14. ALL RADII SHALL BE 4.5' UNLESS OTHERWISE NOTED.
15. ALL RADII INDICATED SHALL. BE FORMED AS CIRCULAR ARCS.
16. ALL DIMENSIONS ARE PARALLEL AND PERPENDICULAR TO BASE LINES, PROPERTY
LINES OR BUILDING LINES UNLESS OTHERWISE NOTED.
17. ALL STRIPES ARE TO BE 4" PAINTED, WHITE, UNLESS OTHERWISE NOTED.
18. HANDICAPPED RAMPS AND SIGNAGE SHALL BE IN ACCORDANCE WITH FEDERAL,
STATE, COUNTY, CITY AND LOCAL CODES WHICHEVER HAS JURISDICTION. SEE
SITE PLAN FOR LOCATION AND SITE DETAILS FOR SPECIFICATIONS.
19. THE CONTRACTOR SHALL BE RESPONSIBLE TO PROVIDE AT HIS EXPENSE ALL
AUTOMOBILE AND PEDESTRIAN TRAFFIC CONTROL DEVICES REQUIRED BY FEDERAL,
STATE, CITY OR LOCAL AGENCIES. THE AMOUNT, LOCATION AND SIZE SHALL BE
PER THE DIRECTION OF THE GOVERNING AGENCY.
20. IT IS THE RESPONSIBILITY OF THE CONTRACTOR TO REMOVE ALL MUD, DIRT,
GRAVEL AND OTHER MATERIALS TRACKED ONTO ANY PUBLIC OR PRIVATE
STREETS OR SIDEWALKS. THE CONTRACTOR MUST CLEAN THESE DAILY IF
NECESSARY. THE CONTRACTOR MUST USE WATER OR OTHER EXCEPTIBLE
METHODS TO KEEP AIRBORNE DUST TO A REQUIRED MINIMUM.
21. ALL PAVEMENT MUST MAINTAIN 2' FROM THE SANITARY MANHOLE CASTING.
22. THIS SITE IS CURRENTLY UNDER CONSTRUCTION. EXISTING ELEVATIONS AND
UTILITY LINES MAY OR MAY NOT BE IN THERE PROPER LOCATION. VERIFY ALL
ELEVATIONS COORDINATE WITH THE ENGINEER FOR ANY DISCREPANCIES.
23. TRACER WIRE MUST BE INSTALLED WITH ALL WATER MAIN IN CARMEL. WARNING
TAPE MUST BE INSTALLED 12" TO 18" ABOVE THE WATER MAIN.
24. POSI -CAPS OR EQUIVALENT ARE REQUIRED ON ALL WATER VALVE INSTALLATION.
