INDIVIDUAL LOT DEVELOPMENT NOTES
1. The Individual lot operator (Contractor), whether owning the property or
acting as the agent of the property owner, shall be responsible for erosion
and sediment control requirements associated with activities on individual
lots.
2. Contractor shall install and maintain a stable construction site access.
3. Contractor shall install and maintain perimeter soil erosion fence and
sediment control measures prior to land disturbance.
4. Contractor shall be responsible for minimizing sediment discharge and
tracking from each lot throughout the land disturbing activities on the lot
until permanent stabilization has been achieved.
5. Contractor shall clean up sediment that is either tracked or washed
onto roads. Bulk clearing of sediment shall not include flushing the area
with water. Cleared sediment must be redistributed or disposed of in a
manner that is in compliance with all applicable statues and rules.
6. Adjacent lots disturbed by contractor must be repaired and stcbilized
with temporary or permanent surface stabilization.
GENERAL NOTES
1. This plan shall serve as a guideline for storm water quality. Additional
requirements may be rnade in the field if provisions shown prove inadequate
in preventing soil erosion and /or storm water pollution.
2. See erosion control sequence on sheet C801 for pre construction
through post- construction requirements.
3. Spill prevention and clean up measures shall be implemented for the
storage and handling of materials, such as fuels or hazardous wastes, to
minimize the potential for pollutants to contaminate surface or ground
water or degrade soil quality.
4. Material handling and storage associated with construction activity shall
meet the spill prevention and spill response requirements of the State of
Indiana laws governing reporting, containment, and response to spills of
hazardous and /or objectionable materials.
5. Contractor shall implement measures to minimize or eliminate wastes or
unused building materials, including garbage, debris, cleaning wastes,
wastewater, concrete truck washout, and other substances from being
carried from a project site by run -off or wind. Identification of areas where
concrete truck washout is permissible must be clearly posted at appropriate
areas of the site. Wastes and unused building materials shall be managed
and disposed of in accordance with all applicable statues and regulations.
6. Public or private roadways shall be kept cleared of accumulated
sediment that is a result of run -off or tracking. Bulk clearing of sediment
shall not include flushing the area with water. Cleared sediment shall be
redistributed or disposed of in a manner that is in accordance with all
applicable statues and regulations.
7. Land alterations which strip the land of vegetation, including regrading,
shall be done in a way that will minimize erosion. Whenever feasible, natural
vegetation shall be retained and protected.
8. As grading is done, install silt traps, silt fences, slope drains, temporary
diversions and other runoff control measures at appropriate locations to
keep sediment contained on site.
9. All disturbed areas shall be seeded and straw mulched as shown on the
plans immediately after completion of ground activity. For larger projects,
this seeding should be completed in phases as the different areas of the
site are completed.
10. The duration of time which an area remains exposed shall be kept to a
practical minimum depending upon the weather. If construction activity is
to cease for more than fifteen calendar days, the disturbed areas shall be
temporarily seeded or mulched.
11. Permanent and final vegetation or structural erosion control devices
shall be installed as soon as practical under the circumstances.
12. All storm sewer inlet protection devices shall be put in place at the
time each inlet is constructed.
13. The contractor shall maintain erosion control measures and devices
during construction and until siltation of the streets and storm sewers will
not longer occur.
14. Vegetated areas with a density of less than seventy percent (70 shall
be re- stabilized using appropriate methods to minimize the erosion
potential.
15. Final stabilization of a project site is considered achieved when all and
disturbing activities have been completed and a uniform perennial vegetative
cover with a density of seventy percent (70 has been established on all
unpaved areas and areas not covered by permanent structures, or
equivalent permanent stabilization measures have been employed.
16. Once onsite erosion and siltation of the streets and storm sewers will
not longer occur, the contractor shall remove and dispose of the
temporary erosion control devices.
17. Silt fence is required around all soil stockpiles.
18. if wells or septic systems are found on site, abandon according to
local, county, and state regulations.
19. During the period of construction activities, all storm water quality
measures necessary to meet the requirements of this rule shall be
maintained in working order.
20. A trained individual (as demonstrated by certification or experience)
shall perform a written evaluation of the project site by the end of the
next business day following each measurable storm event, but not less than
once a week.
21. The written evaluation reports must address maintenance of storm
water quality measures, problems identified at the project site and
corrective actions recommended and completed to ensure compliance.
Evaluation reports must be made available to the inspecting authority within
48 hours of a request.
