Thi letter is byfng provided to inform you that our department has recently received some
concalua_LeXaMing 10302 College Ave. N, in Clay Township, a property listed) under your
ownership. This property is currently zoned residentially (R1), which does not permit fur business
operations to be run from the property. The only standards that permit for a business to be run
from a residential property are the Home Occupation standards §25.07.02-03 of the Carmel Zoning
Ordinance.
The nature of the home occupation standards is to allow a home business to operate with NO
viisiilble evidence or impact upon the property's residential character. Providing a large parking area
for multiple vehicles during business hours %Aolates these regulations. There is a certain
impracticality of aliempting to run a business in a residential neighborhood in a way that would not
impact the residential character, much less have no visible exterior evidence of the business when
the business operates at a greater intensity than its surrounding residences.
An inspection'was performed of the property on December 5, 2'008. On these occasions, several
vehicles were parked in a large parking area along 103"1 Street. Additionally, there is a small sign
on the mailbox that advertises for a business named Quantum Graphix. Because there is obviously
a business being operated from the house, this would constitute a violation of the Carmel Clay
Land Use Regulations. In order to remedy this situation, the structure can be reconverted to use
principally as a residence„ or you may apply for a variance of use from the City of Carmel. Failure
to abide by the conditions of the Ordinance by January 30, 2008, will result iin additional
