1. In accordance with Title 86. Article 1, Chapter 12 of the Indiana Administrative Code "Rule 12 the following observations and opinions are
submitted regarding the various uncertainties in the locations of the lines and corners established this survey as a result of uncertainties in
reference monumentotion; in record descriptions and plats; in lines of occupation; and as introduced by random errors in measurement
("Theoretical Uncertointy"). There may be unwritten rights associated with these uncertainties. The client should assume there is an amount of
uncertainty along any line equal in magnitude to the discrepancy in the location of the lines of possession from the surveyed lines.
There may be differences of deed dimensions versus measured dimensions along the boundary lines shown hereon and, likewise, there may be
found survey markers near, but not precisely at, some boundary corners. In cases where the magnitude of these differences are less than the
Theoretical Uncertainty stated below, Tess than the Positional Tolerance (stated in the certification in the case of an ALTA -ACSM Lond Title
Survey), and less than the uncertainty identified for the reference monumentation (discussed below), the differences may be considered
insignificant and are shown only for purposes of mathematical closure. Such differences that are greater than the Theoretical Uncertainty,
Positional Tolerance and the uncertainty in reference monumentotion should be considered worthy of notice and are therefore discussed further
below.
Unless otherwise noted or depicted hereon, there is no evidence of occupation along the perimeter lines of the subject tract. All survey
monuments set or found this survey ore flush with existing grade unless otherwise noted.
The Theoretical Uncertainty (due to random errors in measurement) of the corners of the subject tract established this survey is within the
specifications for a Class "C" Survey (0.50 feet) as defined in IAC 865.
This is a retracernent survey of the subject property previously surveyed by The Schneider Corporation as Project number 503.001, a minimum
standards survey, recertified January 8, 1997.
Reference Monumentotion
(Section 2, Township 17 North, Range 3 East) The southeast corner of the northwest quarter was located during a previous survey. The
northwest corner of the northeast quarter was not found nor was any monument set at the time of this survey.
(Section 35, Township 18 North, Range 3 East) The section corners located, set and used in establishing the east line of the southwest
quarter were previously surveyed by The Schneider Corporation as early as 1983 (Job #503 438). Numerous subsequent surveys of the subject
and /or adjoining and nearby sites have also been done since then from which monuments were set at the established corners of the various
tracts of land being surveyed. A Mag Nail was set at the southeast corner of the Quarter where a RR spike in a cast iron box had been found
previously, and a Mag Nail was found at the southwest corner of the Quarter where a RR Spike had been found previously. These monuments
were surveyed and checked with the location per prior surveys.
The strip of land conveyed to the City of Carmel in Instrument #2000- -57658 was writter using a dif Brent bearing system than the subject deed,
but the controlling calls governing the deed created no gaps or overlaps. Based on reseo'ch of the current deeds for the subject and adjoining
properties there are no gops or overlaps revealed.
The northwest odjoiner's purkintj lot extends over the line approximately 5 feet. No other significant discrepancies related to occupation lines
were found, except as parking rheas cross boundary lines as indicated on the survey.
2. The accuracy of any flood truzord data shown on this report is subject to mop scale uncertointy and to any other uncertainty in location or
elevation on the referenced Flood Insurance Rate Map. The within described tract of land lies within Flood Hazard Zone C as said tract plots by
scale on Community Panel Number 180081 0007 C the Flood Insurance Rate Maps for the City of Carmel, Indiana (maps dated May 19 1981).
3. Ownership information indicuted hereon is as identified in County or Township records or on title work provided by others.
4. The subject tract is zoned 13 --6 per the Comprehensive Zoning Mops for the City of Carmel, Indiana. The setback requirements for B 6
zoning can be variable, transitional and subject to legal interpretation, therefore, setback lines are not depicted hereon.
5. Evidence of source of title for the subject tract was provided in the form of Chicago Title Insurance Company Commitment No. 000288283
doted Nov 15, 2000. Some of the items disclosed in Schedule B 11 thereof may have been depicted on the survey and are identified by their
recording data. Should any additional items need to be depicted on the survey please advise and provide the appropriate documents.

1, the undersigned, being u duly licensed and qualified surveyor in and for the State of Indiana, do hereby certify to Teachers Insurance and
Annuity Association of Americo, OP &F Indianapolis, L.L.C., Lowe Enterprises Investment Management, inc., Zeller Meridian, L.L.C., Lowe Enterprises
Midwest, Inc. and Chicago Title Insurance Company that I made a survey of the above described land and improvements on the 12th day of July,
2001 and that this survey fully and accurately represents the property owned by OP&F Indianapolis, L.L.C. at 11595 North Meridian Street, Carmel,
Indiana, including all buildings, structures and visible improvements thereon. 1 have shown all easements and rights -of -woy of record furnished
to me by the title insurance company or examining attorney, (with reference to recording data) or of which I have knowledge or have been
advised, whether or not of record, affecting the property and, unless otherwise shown, the physical evidence and recorded description of such
easements conform. All of said buildings, structures and improvements, including location and dimensions, are accurately depicted and are fully
completed, except as shown hereon. I further certify there is no observed evidence of (i) easements, (ii) rights --of -way across said property, (iii)
party walls, (iv) encroachments on adjoining properties or streets by any of said buildings, structures or improvements, or (v) encroachments on
said property by buildings, structures or other visible improvements situated on adjoining property, except as shown hereon; there are no
observed streams, rivers, springs, ponds, lakes, ditches or drains located or bordering on or running through the subject premises, except as
shown; except as noted there are no gaps, gores or overlaps between parcels or roads, highways, streets or alleys and all parcels which comprise
the whole subject premises are contiguous. None of the above described land, (except as noted hereon), lies within a Flood Hazard Zone A as
said tract plots by scale on Community Panel 180081 0007 C of the Flood Insurance Rote Maps for the City of Carmel, Indiana (mops doted May
19, 1981). All public roads, highways, streets and alleys which were observed or of which i have been advised running adjacent to or upon the

Land Title Surveys. Also, this certifies that the property contains 6.30 acres, and that there are 473 parking spaces in said property. This is
to certify that this mop or plot and the survey on which it is based were mode in accordance with "Minimum Standard Detail Requirements for
ALTA /ACSM Land Title Surveys," jointly established and adopted by ALTA, ACSM, AND NSPS in 1999, and includes Items 1- 4,6,7(c), 8 -10 and
11(o) of Table A thereof. Pursuant to the Accuracy Standards as adopted by ALTA, NSPS, and ACSM and in effect on the date of this

1, the undersigned, being u duly licensed and qualified surveyor in and for the State of Indiana, do hereby certify to Teachers Insurance and
Annuity Association of Americo, OP &F Indianapolis, L.L.C., Lowe Enterprises Investment Management, inc., Zeller Meridian, L.L.C., Lowe Enterprises
Midwest, Inc. and Chicago Title Insurance Company that I made a survey of the above described land and improvements on the 12th day of July,
2001 and that this survey fully and accurately represents the property owned by OP&F Indianapolis, L.L.C. at 11595 North Meridian Street, Carmel,
Indiana, including all buildings, structures and visible improvements thereon. 1 have shown all easements and rights -of -woy of record furnished
to me by the title insurance company or examining attorney, (with reference to recording data) or of which I have knowledge or have been
advised, whether or not of record, affecting the property and, unless otherwise shown, the physical evidence and recorded description of such
easements conform. All of said buildings, structures and improvements, including location and dimensions, are accurately depicted and are fully
completed, except as shown hereon. I further certify there is no observed evidence of (i) easements, (ii) rights --of -way across said property, (iii)
party walls, (iv) encroachments on adjoining properties or streets by any of said buildings, structures or improvements, or (v) encroachments on
said property by buildings, structures or other visible improvements situated on adjoining property, except as shown hereon; there are no
observed streams, rivers, springs, ponds, lakes, ditches or drains located or bordering on or running through the subject premises, except as
shown; except as noted there are no gaps, gores or overlaps between parcels or roads, highways, streets or alleys and all parcels which comprise
the whole subject premises are contiguous. None of the above described land, (except as noted hereon), lies within a Flood Hazard Zone A as
said tract plots by scale on Community Panel 180081 0007 C of the Flood Insurance Rote Maps for the City of Carmel, Indiana (mops doted May
19, 1981). All public roads, highways, streets and alleys which were observed or of which i have been advised running adjacent to or upon the
subject premises are shown; oil physical evidence of boundary lines and lines of possessio T or occupancy hove been shown and proper notation
made where in conflict with the legal description; unless otherwise noted there are no boundary line discrepancies and no deficiencies in the
quantity of the land described irr the legal description; the survey was actually made on the ground as per record description furnished by the
title insurance company or examining attorney and is made in accordance with the 1999 Minimum Standard Detail Requirements for ALTA /ACSM
Land Title Surveys. Also, this certifies that the property contains 6.30 acres, and that there are 473 parking spaces in said property. This is
to certify that this mop or plot and the survey on which it is based were mode in accordance with "Minimum Standard Detail Requirements for
ALTA /ACSM Land Title Surveys," jointly established and adopted by ALTA, ACSM, AND NSPS in 1999, and includes Items 1- 4,6,7(c), 8 -10 and
11(o) of Table A thereof. Pursuant to the Accuracy Standards as adopted by ALTA, NSPS, and ACSM and in effect on the date of this
certification, undersigned further certifies that the Positional Uncertainties resulting from the survey measurements made on the survey do not
exceed the allowable Positional 'loleronce.
