A part of Section 35, Township 18 North Range 03 East, of the Second Principal Meridian,
Clay Township, Hamilton County, Indiana, also being a part of Block 10 in the Conditional
Secondary Plat of Carmel Science and Technology Park as per plat recorded in Plat Book
16, page 65 through 71 and amended by Certificate of Correction recorded as Instrument
#87 -01640 in the Office of the Recorder of Hamilton County, Indiana, being described as
follows:
Commencing at the Southeast corner of said Block 10; thence North 01 degrees 10 minutes
44 seconds West (plat bearing) along the East line of said Block a distance of 50.00 feet to a
518 inch rebar with yellow cap stamped Schneider Eng Firm #0001 at the Point of Beginning;
thence South 88 degrees 49 minutes 16 seconds West parallel with the South line of said
Block a distance of 450.00 feet; thence North 01 degree 10 minutes 44 seconds West
parallel with said East line a distance of 390.00 feet to a point in the North line of said Block;
thence North 88 degrees 49 minutes 16 seconds East along said North line a distance of
400.00 feet to the point of curvature of a curve to the right having a radius of 50.00 feet, the
radius point of which bears South 01 degree 10 minutes 44 seconds East; thence
southeasterly along said curve an arc distance of 78.54 feet to a point on said East line
which bears North 88 degrees 49 minutes 16 seconds East from said radius point; thence
South 01 degrees 10 minutes 44 seconds East along the East line of said Block a distance
of 340.00 feet to the Point of Beginning, containing 4.020 acres, more or less.

That this plat correctly represents a survey prepared under the supervision of James W.

1211.014, said survey is recorded as Instrument Number 03112036.
That all the monuments shown thereon actually exist and that the location, size, type, and
material are accurately shown;
That all requirements specified in the subdivision ordinance of the City of Carmel have been

We, the undersigned, Congressional Flex, LLC, owners of the real estate shown and
described herein, do hereby certify that we have laid off, platted and subdivided, and do
hereby lay off, plat and subdivide, said real est to in accordance with the within plat.

The subdivision shall be known as-Lots 1 e2Cand 3Cof Block 10, Carmel Science
Technology Park, an Addition in Hamilton County, Indiana. All street and alleys shown and
not heretofore dedicated are hereby dedicated to the public.
Front and side yard building setback lines are hereby established as shown on this plat,
between which lines and the property lines of the street, there shall be erected or
maintained no building or structure.
There are strips of ground, variable in width, as shown on this plat and marked "EaL,ement"
reserved for the use of public utilities for the installation of water and sewer mains, poles,
ducts, lines and wires, subject at all times to the proper authorities and to the easement
herein reserved. No permanent or other structures are to be erected or maintained upon
said strips of land, but owners of lots in this subdivision shall take their title subject to the
rights of the public utilities.
This subdivision is subject to Declaration of Development Standards, Covenants, and
Restrictions for Carmel Science and Technology Park between Carmel Science and
Technology Park Limited Partnership and the Owners and occupants, as recorded in
Instrument Number 9810897 in the Office of the Recorder of Hamilton County, Indiana.
The foregoing covenants, or restrictions are to run with the land and shall be binding on all
parties and all persons claiming under them until January 1, 20 at which time said
covenants, or restrictions, shall be automatically extended fro successive periods of 10
years unless changed by vote of a majority of the then owners of the buildings covered by
these covenants, or restrictions, in whole or in part. Invalidation of any one of the foregoing
covenants or restrictions, by judgment or court order, shall in no way affect any of the other
covenants or restrictions, which shall remain in full force and effect.
The right to enforce these provisions by injunction, together with the right to cause the
removal, by due process of law, of any structure or part thereof erected or maintained in
violation hereof, is hereby dedicated to the public, and reserved to the several owners of the
several Tots in this subdivision and to their heirs and assigns.
