Council President Scidensticker informed the Council and the citizens that former Mayor Al Pickett
passed away today Mr Pickett was the 1" Mayor of Carmel from 1976 through 1979

'uncle in the Current in Carmel who was recently adopted from the Hamilton County Htunane Society
Councilor Rider complimented the Carmel Repertory Theatre for their recent production of "Oliver
Councilor Rider also requested all citizens to contact your congressman or senator igarding the
healthcare refonn that is currently being discussed

a Design Center is complete and has started tenant interior construction Parking
garage is now available for public parking Pedcor has hued a full time
marketing coordinator to manage the property and help incorporate their project into
the Arts Design Distnct Manager will coordinate with the CRC staff on events
benefiting the Distnct City Street Department will be responsible to clean and
maintain the underground garage Secunty cameras are in place with the City

garage) Final design elements linking the Village Green and the Veterans Plaza thru
the use of common surface matenals and a possible slight change in sheet elevation
8 Energy Center (Parcel #7 -C)
a Shiel Sexton is ready to hid additional modular energy units to be installed to support
Office Building #1 and the Main Theater The bidding w ill be handled by Shiel Sexton,
the CM for the onginal Energy Center construction
b The CRC's project manager for the 7C project, REI Construction, will coordinate the
efforts of Shiel Sexton and the constructing engineers for the bidding and construction
process to complete the Energy Center
c Operation of Energy Center has been turned over to John Duffy and the City Utilities
Department to maintain and check facility on a daily basis There needs to be an
Internet connection to John Duffy s office for emergency notification of any system
problems Energy Center will provide temporary heat and chilled water to PAC dunng

9 Theater CRC /Pedcor LLC (Parcel #7C-1)
a Design and construction documents ale moving forward bascd on a $12,500 000
project budget The extenoi elevations have been accepted by the CRC subject to
final cost estimates and approN al of skin materials CRC Project Manager, REI is
reviewing and updating construction estimates
b Pedcor Design has been Instructed to proceed on theatre construction documents
based on construction schedule starting September 2009 This will require a' fast
track" schedule with the first bid packages for site work and foundations ready by
August 1 2009 Project Manager (REi) has a schedule with the theatre substantially
complete by December 2010
10 Parking Structure CRC (Parcel #7C -3)
a CRC has approved $2 750 000 to start parking garage construction Those funds will
cover initial engmeenng dnlled casings and foundation work

b Shop drawings for the pre -cast concrete frame is authorized and mobilization has begun
on the site Construction fencing is installed and Construction Manager is making
arrangements for off-site staging and conti actor parking
c Included in the garage on the north end is support space for the anticipated theater and
storage for city maintenance equipment
d Signature Construction is the CM for the garage with REI Construction providing
overall site management and coordination for the CRC
1 I North Office Building CRC (Parcel #7C 2)
a Design is moving forward with the four story office building facing onto the Village
Green and attached to the theatre and parking garage This building will have a central
entry that will provide a common connection to the garage and theatre and will include
vertical transportation that serves all three projects The first floor will have the major
entrance to the theater Building will be served by Energy Center by placing additional
"modules' in Energy Centel
b Project Manager (REI) has prepared cost estimates based on Pedcor Design s
documents Design of office building and tenant space on top two floors is underway
c REi is prepanng a schedule that completes building by December 1, 2010 Project

Signature is pleased to provide the following report which highlights the work at Carmel
City Center as a whole Please be note that the Parcel 73 and P -110 projects are listed as
status reports as those contractors have completed the majonty of their s ork, and left the
project
Signature Construction has also provided a bnef list of highlighted activities being
completed within the last month of construction activity for Building A
1 Pat cel 73 Backfill Pi glect-
Yarberry Earth Systems commenced on this bid package last Apnl following
the public bid and awaid procedures Yarberry has completed the majonty of
this stone backfill as called out in the contract documents north and east of
the City Center building Yarberry also completed raising the water main
valves this area as w ell Yarberry has pulled off for the time beings to allow
for lift and scaffold work to continue around the building penmeter It should
be noted that a few grades with regards to the stairs at the northeast corner as
part of the streetscape package need to be completed for Yarberry to
complete his fill woik at that area

Lithko Construction has completed all concrete work, trench dram block outs,
and light pole/bollard bases as denoted in the contract documents They have
pulled offthejobsite, and will return following the removal of the tower
crane to complete their scope of work at this single open bay
3 Catntel Co Centel Budding A- Please find the following list of work
activities listed by contractor for work completed at this building
Lenex Steel completed installations of pourstops at penmeter balconies at
all areas they also completed assembly of HVAC rooftop platforms at Areas
C, B and A, they also installed roof channel supports for roof curbs for ERV
equipment as well at areas A, B and C Lenex steel also continued on truss
decking at Area A and Ai ea B clock tower, and took delivery ofthe iemaining
roof deck specified for trusses Lenex steel installed steel tubes at for future
balconies handrails installed, Structural Steel T shape lintel arch and
associated channel at the east elevation as well Lenex steel took delivery of
storefront iron and from 18 -22 lines as well for retail level storefionts
Hagerman Constriction completed pounng of balconies at all areas
Hagerman also worked on remedial work ahead of the masonry m the garage
areas Hagerman has continued as well on punchlist items at the motor court
gaiagc area well Hagerman also received their first delivery of foam for slab
areas at the retail level
Hagerman Masonry Division has continued pnmanly on block and AAC shaft
walls at Area C, B and A Continued on shaft walls elevators and stairs as well
at the first floor to the +20 required elevation Hagerman also continues to
pick up low courses of electrical moms, stairs etc to expedite fast floor area
slabs
Circle B has completed on framing, and dense glass at Area B east elevation
at the sloped `roof /parapet area, Circle B has also continued on west and south
elevation framing of area B and completed enclosure of this inside comer
Building of the Area B clock towel truss system has been completed and
erected since the last meeting as well Circle B has continued on exterior
porch/patio enclosure wall and sheathing and continues setting bow trusses at
the north elevation of area B as well Circle B intenor crews have continued
on interior partitions ceiling framing, insulation and interior wall framing at
si eas A and C second and third floors since the last meeting
Skyline roofing has continued misc fleshings in conjunction with the masonry
operations wood blocking and installation of roofing at the area C expansion
joint in conjunction with the file stopping contractor and wood blocking for
the expansion joint at Area A as well
Broady Campbell continues on bnck at the north east comer above the garden
roof at area B, they continue on the east elevation area B adjacent to the steel

installations of pilasters at this area, and sides of roof areas where bnck
returns onto the area C Iow roof They continue bnck veneer s at the south
elevation of area C as well the west cornea is`topped out and continues to be
cleaned and caulked Area C west elevation continues at two elevations from
18 and 19 and column line 20 -21
Deem Electric has continued on overhead conduit installations at the garage
area, as well as pulling, and installing devices At the apartment levels they
have continued on core duller for feeder conduits forming housekeeping
pads and commenced on electncal loom equipment at B and A They have
continued on cable tray, low voltage sleeves installations of aparhnent panel
tubs at C and A, and continued on metal stud framing rough in Deem also
took delivery of electncal equipment and hailstorm's foi retail level as well
Dalmatian Fire Protection continues on installations of sprinkler piping at all
areas, they are finishing up the 4 floor piping
RT Moore has continued on layout and core dnlling of stacks and rough ins at
Area C A and B, They continued on apartment rough in for waste and vent
piping Water main piping has been Installed at the second floor, along with
branch piping RT Moore also installed fire dampers in conjunction with
corridor top out and commenced on comdor sheet metal supply and return
ducts and dryer vent rough ins
Bestway Drywall continues on top out and prerock of demising and comdor
walls at Area C, A, and B comdors since the last meeting
Little Construction has continued on permeablc air barner since the last
meeting they have men, ed several colors selections and shape submittals
back from the architect, they continue work on prefab etc at their shop in prep
to commence installations in the near future
Thermal Supply has continued on wall and penetration firestopping and
completed the firestopping of the Area C roof expansion joint
Patriot has been on site to test all relative items
Carmel City Center Building B
1 Dalmatian Fire has completed all their overhead lough in work at floors 1 thru 3
Dalmatian has not yet installed their penthouse piping nor have they done any
testing of their system
2 Broady Campbell has completed their masonry work (roil washing and caulking)
at the South elevation floors 2 3 and are nearly complete a ith their work at the
North side floors 2 3 (after 7/1, will only have washing caulking left to
complete at this N side) Broady is scheduled to start their West side 2 3
floor bnck/stone work yet this week Once they complete this West side, Broady
will then move to the East elevation to do their 2 1 d &'V floor bnck/stone work
Upon completing this East elevation work, Bioady is then scheduled to start their
19 floor exterior masonry work
3 Hagerman masonry has completed their CMU wall work at the North
stairwell /foyer at the 1' floor, as well as their CMU wall woik at the elevator
shaft (both levels) They are currently working on the CMU walls at the South
side of the 1 floor (at °stairwell powei distribution room) and have also started
the Chilli walls at the elevator machine room at the paikmg "level
4 Circle B has completed their 2." and 3' floor CFS extenoi wall framing and
sheathing (less a few areas at a couple of bldg corners around onel windows
where they still need to install a little bit of sheathing) and are currently working
on completing their fiamhng work it the CFS roof trusses Circle B started to
install their metal decking at these roof trusses on 7/1 In addition, Circle B has
completed their 1 floor CFS extenoi wall framing at both the West and East
elevations and has started to install sheathing at the West elevation Circle B has
also completed some of their Crs extenor wall framing at the 1 floor,South
elevation Weather permitting, Circle B hs scheduled to be complete with the
majonty of their remaining extenoi work (i e roof trusses penthouse walls, as
well as 1 floor exterior wall work) within the next couple of weeks Once Circle
B completes their extenor work, they will then move nght into their CFS interior
wall framing work
5 Skyline Roofing has delivered their roofing matcnals to the site and is tentatively
scheduled to start their roofing insulation and membrane work the week of 7/13
In addition, Skyline is scheduled to do their sub first floor waterproofing work at
the North stairwell /foyer area yet this week
6 Hagerman concrete is scheduled to start the first of their l floor elevated slab
work (at the North stairwell/foyer area) the week of 7/6

1 Schedule Update
We have received the Certificate of Substantial Completion dated June 30
2009 This closes the permit through Packages A, B part of C New
permitting is required foi the revised C and all tenants permitting can be
applied for
Punch list status
1 Broady has requested an architectural du carve on the cracked mortar
at the pre -cast stone RFI wntten
2 Skyline is working on punch items The remaining item is a canopy
puddle
3 Cucle B has some additional cleaning and a couple of ar eas to repair
on EIFS
4 Robert Haines has re caulked the wall cap and concrete walk They
have to order some additional Thoroseal for the ramp walls to
complete their punch
5 Schncker is the only contractor failing to show We have sent an
additional request
6 Leach Russell are balancing the HVAC hydronic system We are
having them start some additional tenant heat pumps for cooling
7 Maxwell Electrical has reworked some sloppy cable routing and is
waiting on archrtectui al approval to complete their punch
8 Milestone has removed concrete sealer around the west end We will
review the results next H eek with the architect and engineer
Spohn railmg and masonry wall cap damage update
Spohn ha "s reset the railing They have a section in the concrete walk that
will have to be removed and the concret replaced due to expansion This
will happen after the July 4 111 holiday
Hoosier Glass completed installing the all gl9ss storefiont in the garage
