County, Indiana, more particularly described as follows:
Commencing at the Southwest corner of the Northeast Quarter of said Section 26; thence
North 00 degrees 09 minutes 11 seconds West (assumed bearing) along the West line of
said Northeast Quarter 712.89 feet to the Southern Limited Access Right of Way of U.S. 31
per state highway plans, Project No. ST- F- 222(9) and a non tangent curve to the right
having a radius of 2146.83 feet, the radius point of which bears South 46 degrees 33
minutes 18 seconds East; thence Northeasterly along said curve 467.83 feet to the
Northerly extension of the West line of land described in Instrument No. 200400024404,
recorded in the Office of the Recorder of Hamilton County, Indiana and a point which
bears North 34 degrees 04 minutes 09 seconds West from said radius point, said point
being the POINT of BEGINNING of this description to a non- tangent curve to the right
having a radius of 2146.83 feet; the radius point of which bears South 34 degrees 04
minutes 09 seconds East; thence Northeasterly along said curve 294.65 feet along said
Southern Limited Access Right of Way of U.S. 31 to a point which bears North 26 degrees
12 minutes 20 seconds West from said radius point; thence South 30 degrees 50 minutes
58 seconds East 274.68 feet; thence South 00 degrees 29 minutes 29 seconds West
350.89 feet; thence North 89 degrees 39 minutes 48 seconds West 304.73 feet; thence
South 80 degrees 18 minutes 38 seconds West 83.33 feet to the Northerly extension of the
West line of land described in Instrument No. 200400024404, recorded in the Office of the
Recorder of Hamilton County, Indiana; thence North 00 degrees 42 minutes 42 seconds
West along said Northerly extension 451.15 feet to the POINT OF BEGINNING, containing

6. THE CONTRACTOR SHALL VERIFY ALL DIMENSIONS IN THE FIELD PRIOR TO
START OF CONSTRUCTION. THE CONTRACTOR SHALL BE RESPONSIBLE FOR ALL
FIELD DIMENSIONS. IF ANY DISCREPANCIES ARE FOUND IN THESE PLANS FROM
ACTUAL FIELD CONDITIONS, THE CONTRACTOR SHALL NOTIFY THE ENGINEER
IMMEDIATELY.
7. PROVIDE SMOOTH TRANSITIONS FROM NEW AREAS TO EXISTING FEATURES AS
NECESSARY.
8. ALL EXCAVATED AREAS SHALL BE SEEDED AFTER FINISH GRADING UNLESS
OTHERWISE NOTED. ALL NEW SEEDED AREAS SHALL HAVE A MINIMUM OF 4" OF
TOP SOIL.
9. RESURFACE OR RECONSTRUCT AT LEAST TO ORIGINAL CONDITIONS ALL AREAS
WHERE THE EXISTING PAVEMENT OR LAWNS ARE DAMAGED DURING
CONSTRUCTION FROM TRAFFIC BY CONTRACTORS, SUBCONTRACTORS OR
SUPPLIERS AFTER CONSTRUCTION WORK IS COMPLETE.
10. THE EDGE OF EXISTING ASPHALT PAVEMENT SHALL BE PROPERLY SEALED WITH
A TACK COAT MATERIAL IN ALL AREAS WHERE NEW ASPHALT PAVEMENT IS
INDICATED TO JOIN EXISTING ASPHALT.
11. ALL UTILITY TRENCHES WITHIN 5 FEET OF PAVEMENT SHALL BE COMPLETELY
BACKFILLED WITH GRANULAR MATERIAL.
12. ALL ASPHALT TO BE IN ACCORDANCE WITH I.N.D.O.T. STANDARD SPECIFICATIONS
RELATIVE TO MATERIAL, MIX, PLACEMENT AND WORKMANSHIP.
13. CHAMFER ENDS OF ALL CURBS.
14. SEE ARCHITECTURAL PLANS FOR BUILDING DIMENSIONS.

17. THE CONTRACTOR SHALL PROTECT AND NOT DESTROY THE PROPERTY CORNER
MONUMENTS DURING CONSTRUCTION
18. ALL PAVING WITHIN EXISTING AND PROPOSED CITY RIGHT -OF -WAY SHALL
CONFORM TO THE REQUIREMENTS OF THE DEPARTMENT OF ENGINEERING.
CONTRACTOR SHALL CONTACT THE DEPARTMENT OF ENGINEERING TO
SCHEDULE A PRE CONSTRUCTION MEETING TO REVIEW THE DEPARTMENTS
CONSTRUCTION REQUIREMENTS, STAFF NOTIFICATION REQUIREMENTS,
REQUIRED INSPECTIONS FOR CERTAIN STAGES OF THE WORK AND TO REVIEW
THE AUTHORITY OF THE DEPARTMENT AS IT RELATES TO WORK WITHIN THE
EXISTING AND PROPOSED CITY RIGHT -OF -WAY.
NOTE:
NO EARTH DISTURBING ACTIVITIES MAY COMMENCE
WITHOUT AN APPROVED STORM WATER MANAGEMENT
PERMIT.
NOTE:
IF IT WILL BE NECESSARY TO RELOCATE EXISTING UTILITIES, THE
EXPENSE OF SUCH RELOCATION SHALL BE THE RESPONSIBILITY OF
THE DEVELOPER. ALL UTILITY POLES SHALL BE LOCATED WITHIN
IN FOOT OF THE PROPOSED RIGHT -OF -WAY.
CAUTION
THE LOCATIONS OF ALL EXISTING UNDERGROUND UTILITIES
SHOWN ON THIS PLAN ARE BASED UPON ABOVE GROUND
EVIDENCE including, but not limited to, manholes, inlets,
valves, and marks made upon the ground by others AND
ARE SPECULATIVE IN NATURE. THERE MAY ALSO BE OTHER
