Based on the GIS contours, there appears to be offsite drainage that runs through this 75-foot setback. Any improvements within this area cannot violate the Property Maintenance Code. Land disturbance greater than 0.25-acres associated with any on-site improvements will require a storm water management permit. I agree with the suggestion to check with the covenants and obtain HOA approval to ensure that construction within the 75-foot setback would not be out of character for the neighborhood. It is the following: Docket No. 09040014 SP: Woodland Golf Club, Sec 4, lot 10 The applicant seeks replat approval for 1 lot on 0.55 acres in order to reduce the front building setback line. The site is located at 1924 E 110th St. and is zoned S-1/Residence. Filed by John Speidel, owner. Replat Application Fee: $296 Total Fee: $296.00 Petitioner, please note the following: 1. This item does not need to be on an agenda of the Technical Advisory Committee (TAC). 2. Mailed and published public notice does not need to occur. 3. Proof of Notice is not needed. 4. Please let me know which engineering firm will be drawing up the replat. 2. Please check your private neighborhood covenants associated with the original plat. You may need to seek approval from the neighborhood to build in front of the platted 75-ft front building setback line, and that is a private matter between the neighborhood and yourself, that will be resolved. 4. Please submit a revised Secondary Plat after making above-mentioned changes (to be determined). Once these changes have been made and comments addressed, please produce a Mylar copy for signature by this Department; the property owner and surveyor must sign the plat prior to the Director signing it. Two paper copies of the plat must be filed with the Mylar prior to recording, and two paper copies and a Mylar of the recorded plat must be submitted following recording. Our approval of the secondary plat (signature) will be forthcoming upon revision of the plans according to the items listed above. 5. Also, the staff has been advised that we cannot present a Secondary Plat to the Director for signature from this point forward until Ms. Terry Krueskamp (tkrueskamp@carmel.in.gov) in Information Systems has received an e-mail with an electronic file attached (MicroStation .dgn is preferred, or AutoCad .dwg of the subdivision) , and it (the e-mail) has been copied to myself (awold@carmel.in.gov <mailto:awold@carmel.in.gov> ); however this will not be required for this replat. 6.
