the past), or just go with the dedication. Is there any sort of timeline as to when 116th St might be widened?

I reread my email and need to clarify something based on my wording..."never to exceed the width prescribed by the Thoroughfare Plan at the time of the use variance approval" reads to
me that we will never need more r/w than this. This would be the limit of the r/w that would be expected to be dedicated without any compensation to the property owner. In the event
that this use exists at a time when we need more r/w above the width prescribed by the thoroughfare plan at the time of the variance approval; we would compensate the property owner
for that additional r/w.
Clear as mud?

I met with Mr. Brunson some time ago and reviewed the need to comply with the Thoroughfare Plan for this use variance. The r/w requirement almost goes up to the existing structure. He
was asking about the process to not dedicate. I expect this to take a formal variance. As with other projects, this is not something we normally support. We can work with him though;
perhaps a commitment to dedicate at no cost to the City at such time as it is needed; never to exceed the width prescribed by the Thoroughfare Plan at the time of the use variance approval.
I think this is a similar approach to the project at the SW corner of 116th and Gray (the florist project that was withdrawn).
Always happy to discuss if needed.
