The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the conununity because: The sign will be constructed of quality materials so as to prevent deterioration. The sign does not display any negative or adverse language and serves to identify the business. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The surrounding properties are also auto dealerships and commercial businesses. Many of them posses the same signage we are requesting The sign will not be illuminated so brightly that it interferes with others. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: The additional signage would help to direct customers to different departments around the dealership. Without additional signage these departments would not be identifiable. DECISION IT IS THEREFORE the decision of the Carmel/Clay Board of Zoning Appeals that the Development Standards Variance Docket No. is granted, subject to any conditions stated in the minutes of this Board, which are incorporated herein by reference and made a part hereof. We (A Sign By Design) are requesting, on behalf of Tom Wood Lexus, a variance to install 3 signs for identification along the south facade of the building facing 96 St.. The Pre -Owned sign is approximately 16 sq ft in size. The Service sign is 11.5 sq ft in size. The Tom Wood Lexus sign and logo is approximately 99 sq ft in size. The 2 sign will read "Tom Wood Lexus" with the Lexus logo and be approximately 99 sq ft in size. The logo is approx. 11% of the sign. The 3` sign is a set of channel letters that reads "Service" and will be 11.5 sq ft in size. The Pre -Owned and Tom Wood Lexus signs are made of day /night plex so that they appear to be black through the day and give off a less intrusive light. The Service letters are non- illuminated and are mainly to identify the service department during operating hours. The signs are within the look of other auto dealerships along 96 St..
