Hinshaw Indiana REO Homes c/o Mr. Todd Schneider 488 Legacy Blvd. Greenwood, Indiana 46143 RE: ORDINANCE VIOLATION — PROPERTY MAINTENANCE Mr. Schneider, This letter is being provided to inform you that our department has recently received concerns regarding 761 Main St. E. in the City of Carmel, a property listed under your ownership/care. These complaints were in regards to property maintenance issues, specifically, that the gutter system is packed and is unable to effectively discharge roof drainage. This is in violation of the General Requirements §6-222 of the City of Carmel Property Maintenance Code, and specifically (C) Exterior Structure: And; §6-222 (c) (1): General. The exterior of a structure shall be maintained in good repair, structurally sound, and sanitary so as not to pose a threat to the public health, safety, or welfare. §6-222 (c) (6) Roofs and drainage. The roof and flashing shall be sound, tight and not have defects that admit rain. Roof drainage shall be adequate to prevent dampness or deterioration in the walls or interior portion of the structure. Roof drains, gutters and down spouts shall be maintained in good repair and free from obstructions. Roof Drain discharges shall be discharged as a Legal Connection or a Legal Discharge. Inappropriate or temporary roofing coverings including but not limited to tarps shall be deemed inadequate protection and not uniform and as such shall be prohibited for a period exceeding seven (7) consecutive days.
