Carmel, Indiana 46033 RE: ORDINANCE VIOLATION — PROPERTY MAINTENANCE Dear Sir / Madam: This letter is being provided to inform you that our department has recently received several concerns regarding 10492 Williamson Pkwy. in the City of Carmel, a property listed under your ownership. These complaints were in regards to property maintenance issues. Upon inspection it was found that the primary issues involve the gutters, downspouts, and gutter board that are damaged, deteriorated, or incomplete around the structures roof system. This is in violation of the General Requirements §6-222 of the City of Carmel Property Maintenance Code, and specifically (C) Protective Treatment: And; §6-222 (c) (1): General. The exterior of a structure shall be maintained in good repair, structurally sound, and sanitary so as not to pose a threat to the public health, safety, or welfare. §6-222 (c) 2 Protective treatment. All exterior surfaces, including but not limited to, doors, door and window frames, cornices, porches, trim, balconies, decks and fences shall be maintained in good condition. Exterior wood surfaces, other than decay resistant woods, shall be protected from the elements and decay by painting or other protective covering or treatment. Peeling, flaking and chipped paint shall be eliminated and surfaces repainted. All siding and masonry joints as well as those between the building envelope and the perimeter of windows, doors, and skylights shall be maintained weather resistant and water tight. All metal surfaces subject to rust or corrosion shall be coated to inhibit such rust and corrosion. Oxidation stains shall be removed. All exterior surfaces shall be of uniform colors and materials to ensure compatibility with adjoining properties. The areas I had particular concerns about, but not limited to, are the garage door(s) and the window framing above the front door. Failure to comply with this matter will result in further enforcement action to include daily citations for as long as the violations persist, and a mandatory appearance in Carmel City Court.
