Dear Neighbor,
THE COTTAGES
We are glad to announce to you that we are nearly complete with site construction at The Cottages at
Carmel on Guilford Road and in early October our model home will be open. We appreciate your
patience with the construction process and we hope that you are pleased with the design of this new,
low- maintenance community.
Attached with this letter is notice of public hearings for our development so that we may plat individual
lots for the homes we are constructing. We want you to know that the only change we are making is to
the legal ownership of the land on which the units will be constructed and the overall designs of the
buildings, the landscape, or streets will be unchanged.
As you are certainly aware, the economic downturn has made home financing extremely difficult. The
way our project was originally planned, our homes were to be sold as condominiums. The word
condominium is a legal definition whereby the owners only own the interior of their homes and the
exteriors and land is owned "in common" with the other members of the Condominium Owners
Association. It has become nearly impossible for individuals to get conventional financing for condo
units, so we are going through the platting process with the City of Carmel to allow us to sell our homes
as "true townhomes" for which conventional mortgages are much easier to obtain. This simply means
that our owners will own the land underneath their homes along with the exteriors of the homes. The
common area will be limited to our roads, the pond area, the woods, and other perimeter sections of
green space.
Please remember that we're not proposing changes to the project that has been approved already other
than the legal form of ownership of the homes to be constructed.
We want to express our appreciation for all of the wonderful neighbors to our development that we've
