Meridian Corporate Plaza III Signage The applicant seeks the following development standards variance approvals: Docket No. 09090014V 25.07.02 -10 (b) Number of signs The site is located at 501 Pennsylvania Parkway. It is zoned B -5 B -6 within the US 31 Overlay Zone. Filed by Steve Granner of Bose McKinney and Evans on behalf of the owner. The site is located between Pennsylvania Parkway and 1 -465. There are currently three signs on the building. Analysis: Meridian Corporate Plaza II had this same request in 2008 under Docket No. 08090011 V. Currently three signs are permitted from a previous variance (Docket Nos. 05080035 -37 V). The total square footage of these signs was not to exceed 300. There is 75.53 sq. ft. of unused sign area by the existing signs. The Petitioner proposes to add a fourth sign to utilize the 75.53 sq. ft. The addition of this fourth sign would not go over the allowable square footage for this building. It would continue to be subject to the Wall Sign Criteria implemented under Docket No. 05080011 D /ADLS. Findings of Fact: Number of Signs 1. The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of the community because: the I -465 frontage provides for greater visibility for wall signs and the total square footage of wall signs approved for the building will not be exceeded by the addition of a fourth sign. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: the signs will be consistent with other signs existing in the U.S. 31 Corridor Overlay Zone. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: adequate identification for major tenants is critical for the success of the building. The fourth sign will comply with the total sign area square footage approved for the building, will be located in an already approved location on the building and at no point of observation will more than three signs be visible on the building. Recommendation: The Dept. of Community Services recommends positive consideration of Docket No. 09090014 V after all concerns have been addressed.
