The applicant seeks the following special use amendment approval:
Docket No. 09090022 SUA Appendix A: Use Table Up to 4 temporary modular classrooms
The site is located at 2606 West 96 Street and is zoned Sl /Single- family residential.

units, they are temporary, and there are large trees along the south
property line which would help screen the units.
Findings of Fact: Special Use
1. The premises in question is particularly physically suitable for the proposed Special Use
because: there are already two modular units on the site, and they are partially screened by
existing landscaping.
2. The Special Use will not injuriously or adversely affect economic factors, such as cost/benefit
to the community and its anticipated effect on surrounding property values because: there
are already two modular units on the site, and they are partially screened by existing landscaping.
3. The Special Use will be consistent with social/neighborhood factors, such as compatibility
with existing uses and those permitted under current zoning in the vicinity of the premises
under consideration and how the proposed Special Use will affect neighborhood integrity
because: there are already two modular units on the site, and they are partially screened by
existing landscaping.
4. The Special Use will not injuriously or adversely affect the adequacy and availability of
water, sewage and storm drainage facilities and police and fire protection because: the
necessary infrastructure already exists at the site, and only electricity will be connected to the
modular units.
5. The Special Use will not adversely affect vehicular and pedestrian traffic in and around the
premises upon which the Special Use is proposed because: while the modular units will be
placed in the parking lot, the site has recently expanded its parking. The units will not block
traffic or impede parking.
6. The Board has reviewed the requirements of Ordinance Z -160, Section 21.03 (1 -26) as they
relate to this Special Use, and does not find that those criteria prevent the granting of the
Special Use: the proposed temporary modular units comply with all criteria.
Recommendation:
The Dept. of Community Services recommends positive consideration of Docket No. 09090022 SUA
after all concerns have been addressed, for a period of two years.
