I would like to see the tree planting detail along with the other details on the plan. Also on page 8, it mentioned removing a tree on the site plan with an `overstory' species but does not mention the species and does not note the tree replacement on the landscape plan on the bottom right of the page. I would like to see these revisions. Otherwise I am fine with the project. Liberty Mutual would like to add a generator off the northeast corner of their building located at 350 E. 96 Street in the Parkwood development. The generator will sit on a 6.2' x 14.8' concrete pad, and will be fully screened by an architectural precast screen wall on the east, north and west sides. The south side will remain open for access. The screen wall will be comprised of the same color and material as the existing building. I've attached an aerial showing you where on the site this would be located. I've also attached a vicinity map with the area highlighted so you will know where this occurs relative to 1 -465 and the surrounding buildings. The projects sits in the front yard, but as far as I can tell, mechanical equipment is fine in the front yard as long as it is properly screened. The civil and architectural plans are very close to being wrapped up, and I will submit those to you for review. What process should I follow for submittal? With existing generators already being located all over Parkwood, and this project following the same screening strategy, I thought it might be a candidate for an administrative review. I would be happy to follow whatever procedure you feel is best. Additional specifics: The total area of disturbance will be approximately 410 SF. There is one cottonwood tree that we would like to remove as it is a nuisance for the area, especially as it relates to maintenance of nearby HVAC units. i We would replace the cottonwood with whatever species Scott Brewer prefers, or we could provide him with some options to choose from. I apologize for the long email, but I wanted you to have all the info to determine what review process would be required. As soon as I hear back from you, I should be in a position to file quickly. Please work with the City's Engineering Department and the City Forester to ensure that their requirements are met for this project. It is critical that this office be made aware of all modification made on the plans being re- submitted, particularly if any such changes are considered "new" or fall outside of our previous reviews. Please provide revised plans indicating all revisions. Please notify us of any changes and specifically state any changes, including changes resulting from Plan Commission, Special Studies or other committee meetings. The Department of Community Services reserves the right to provide additional comments based on subsequent reviews. If you have questions, please contact me at 571 -2417. The project is very straightforward and consists of roughly 3,000 feet of new sidewalk. This has been a project we have been considering for several years. We are not sure what municipal review process this project needs to go through, but felt some coordination would be desired. Any guidance you can provide in this regard would be appreciated. The access drive along the west and north sides of the Parkwood development is intended for vehicular traffic only. That being said, we see pedestrians on this road frequently. It is our desire to extend the sidewalk system within the park to provide pedestrians a designated, safe place to walk. We have examined several alternatives on how to accomplish this and the design shown on the attached plans is the best option. It should be noted that the proposed route is on land that Duke controls, which is not the case on some of the other alternatives. We would like to begin construction of this project by mid September if at all possible. 1 will contact you in the near future to determine what permits and /or approvals that might be needed. I look forward to working with you on this project. Thank you for your time and consideration.
