Petitioner seeks the following Deve lopment Standards Va riance:

The site is located at 5185E. 131 Street. The site is zoned S -1 /Residence (Very Low Intensity).

General Information:
The applicant is seeking a variance, in order to install a 35 sqi -ft wall sign. The ordinance limit is 30 sq -ft.
The building sits off of the road, and there is a need for a legible sign for passing motorists.

conditioned upon commitments made for a final, correct layout plan, and a landscape plan satisfactory to

the Department of Community Services, including a Memo from Ron Farrand dated September 20, 1999
to all bus drivers. APPROVED 3 -0.
Analysis:
The site is fairly far away from the main road. In order to read the sign, it has to be larger in size to
compensate for the distance it is from the road. One other factor to consider it that only specific people
will be looking for this sign and that is only when he /she is driving on the school grounds, within the site.
Findings of Fact:
1.) The approval will not be injurious to the public health, safety, moral and general welfare of the
community; The existence of the oversize wall sign on this site will not be injurious to the public health,
safety, morals and general welfare of the community.
2.)The use and value of the area adjacent to the property included in the variance will not be
affected in a substantially adverse manner; and It is the Depattment's opinion that the use and value of
the area adjacent to the property will not be affected in a substantially adverse manner by allowing the
oversize sign.
3.) The strict application of the terms of the Zoning Ordinance will result in practical difficulties in

Recommendation:
The Department recommends unfavorable consideration of Docket No. V- 58 -03. The sign can be 30
square feet in area, instead of 35.
