Lot 13 in North Augusta, a Subdivision of Hamilton County, Indiana, as per plat GCS
thereof recorded in Deed Record 132, page 446 in the Office of the Recorder of
Hamilton County, Indiana. Excepting therefrom a portion of the above
described real estate conveyed to Hamilton County by Right of Way Grant dated
September 2, 1987, and recorded November 20, 1987 as Instrument #87 -48074
and more particularly described as follows:
A part of Lot 13 in North Augusta, a Subdivision in Hamilton County, Indiana, the
plat of which is recorded in Deed Record 132, page 446 and 447 in the Office of
the Recorder of Hamilton County, Indiana, described as follows:
Beginning at the Southwest comer of said Lot; thence North 1 degree 04 minutes
25 seconds West (assumed bearing) 18.46 feet along the West line of said Lot;
thence South 88 degrees 12 minutes 40 seconds East 100.12 feet to the East
line of said Lot; thence South 1 degree 04 minutes 25 seconds East 13.46 feet to
the South line of said Lot; thence South 88 degrees 55 minutes 35 seconds West
100.00 feet along said South line to the point of beginning.
ALSO EXCEPT a portion of the above described real estate conveyed to the
State of Indiana for right of way purposes by Warranty Deed dated September
27, 2000 and recorded February 5, 2001 as Instrument #2001 -5560 in the Office
of the Recorder of Hamilton County, Indiana, and being more particularly
described as follows:
A part of Lot 13 in North Augusta, the plat of which is recorded in Plat Book 132,
page 446, in the Office of the Recorder of Hamilton County, Indiana, and being
that part of the owners' land lying within the right of way lines depicted on the
attached Right of Way Parcel Plat of Parcel 101, described as follows:
Beginning at a point on the west line of said lot North 1 degree 04 minutes 09
seconds West 5.626 meters (18.46 feet) from the southwest corner of said lot,
which point is on the north boundary of West 96th Street; thence continuing
North 1 degree 04 minutes 09 seconds West 3.520 meters (11.55 feet) along
said west line; thence North 87 degrees 29 minutes 55 seconds East 9.371
meters (30/4 feet) to point #258 designated on said plat; thence South 88
degrees 01 minutes 04 seconds East 21.142 meters (69.36 feet) to the east line
of said lot; thence South 1 degree 04 minutes 09 seconds East 4.153 meters
(13.63 feet) along said east line to the boundary of said West 96th Street; thence
North 88 degrees 12 minutes 25 seconds West 30.518 meters (100.12 feet)
along said boundary to the point of beginning and containing 124.7 square
