The applicant seeks the following development standards variance approval:
Docket No. 09100015 V Section 5.04.03.A Reduction of minimum front yard
The site is located at 756 Suffolk Lane on .8 acres and is zoned S1 /Single- Family Residential.

not negatively impact adjacent properties.
Findings of Fact: Reduced front yard setback.
1. The approval of this variance will not be injurious to the public health, safety, morals, and
general welfare of the community because: the porch will be built in a manner substantially
similar to those surrounding it.
2. The use and value of the area adjacent to the property included in the variance will not be
affected in a substantially adverse manner because: the porch will be built in a manner
substantially similar to those surrounding it.
3. The strict application of the terms of the Zoning Ordinance to the property will result in
practical difficulties in the use of the property because: the house was built too close to the
front yard setback line to accommodate a porch.
Recommendation:
The Dept. of Community Services recommends positive consideration of Docket No. 09100015
V after all concerns have been addressed.
