This bank was built within the Michigan Rd Overlay, which requires extensive landscaping. The Overlay
requires drive -thrus to be behind the building, while this bank has its drive -thru on the side, with the exit lane
going between the bank and 106 St As you may recall, when the bank was proposed, it was required to
redesign the plan until they could get the building, the drive -thru, the drive lanes and the required landscape
buffering along 106 St. worked into the site. A row of deciduous trees was required, along with evergreen
trees placed specifically to screen the drive -thru.
The bank has changed hands 3 times and the new owners state that they need to remove 5 evergreen trees and 2
deciduous trees for "safety" issues. We question the "safety" concern, since we know at least one very visible
bank directly on 86 St. was robbed at least 3 times in 2007 -2008, while we do not believe there has ever been a
robbery at this 106 St. bank location. Replacing 5 evergreen trees with inkberry shrubs significantly changes
the buffering and is not equivalent. This would result in the bank's drive -thru being unacceptably visible.
Without meeting the landscape requirements of the Overlay Zone, approval may never have been given to build
the bank. Perhaps it is acceptable for a very small "window" of visibility to be opened to the entrance portion
while still effectively screening the drive -thru for most of the drive past the bank. In return, the bank should be
asked to "soften" the signage —the bright red lighting may no longer be appropriate. Regardless, removing the
evergreens defeats the careful compromise gained by working with the original bank to approve the drive thru's
deviation from being behind the building. We ask that you refuse this request.
