Background Information:
(Excerpt from L etter of Grant, May 14, 2003):
At the meeting held May 13, 20 03 the Carmel Cla Pl Commiss Spec Studi Committee
took the following action regardin the Architectural Design, Lighting, Landscaping and Sign
(ADLS) Amendment approval for the property located at 3003 East 98` Street. APPROVED:
Docket No. 57- 03ADLS A mend request to approve ADL Am end The Special Studies
Committee voted five (5) in favor zero (0) opposed t hereby gran the petition with conditions.
A second sign on this elevation requires variance appro b the BZ
Analysis:
The existing sign on the building o nly s tates "Keystone Office Park. There is an
adequate amount of space on the southwest wall o t he bu sign. ilding for a si The Signag is
small enough and the building is far enough from Keystone Ave. that the existence of two
signs would not be an eyesore.

Findings of Fact:
1.) The approval of this variance will not be injurious to the public health,
safety, morals, and general welfare of the community because:
The existence of two on this side of the building will not be injurious to the public

2.) The use and value of the area adjacent to the property included in the
variance will not be affected in a substantially adverse manner because:
It is the Department's opinion that the use and value of the area adjacent to the
property will not be affected in a substantially adverse manner by allowing the
second sign.
3.) The strict application of the terms of the Zoning Ordinance to the property
will result in practical difficulties in the use of the property because:
The strict application of the Zoning Ordinance will result in practical difficulties
in the use of the property. The building is permitted two signs. However the
ordinance does not allow both wall signs to be oriented to the same frontage. US
431 is the street of highest classification where most people will be raveling to the
site and requires enhanced wayfinding signage.
Recommendation:
The staff recommends favorable consideration of V- 70 -03.
