Docket No. 142 -02 ADLS Amend; 501 Congressional Boulevard -Sgn Program
The applicant is requesting ADLS Amendment approval for a wall signage program. As the
Committee may recall this site was the subject of an approval granted last month for another sign.
The proposed signs meet the size requirements of the Ordinance. However, the applicant is
requesting the one additional sign be permitted and that that sign could be placed on the south
faced of the building as opposed to the side which it has frontage.

The request is for a total of three signs that could be placed on the elevations. Two signs could be
on the south facade, one on the west and one on the north. The exhibits just identify possible
locations.
The Department is not opposed to the Variance requests. However, the Department would like to
see a consistent design approach to building signage at this location.
The Department recommends that the Special Studies Committee approve the ADLS application
after all comments and concerns have been addressed.
(Excerpt from Letter of Grant, Nov.21, 2002): APPROVED: Docket No. 142 -02 ADLS Amend, a
petition to amend the Architectural Design, Lighting, Landscaping Signage. The Plan
Commission Special Studies Committee voted seven (7) in favor, zero (0) opposed subject to the
following: That the new signage shall be limited to stainless steel, black and white.
Analysis:
The sign will use green as an accent. If you refer to the last sign package approval above,
one condition was to only use stainless steel, black, and white for colors. A directory
sign can only have 20 square feet, by ordinance. This sign will be 5' x 12', or 60 square
feet. The directory sign would show 8 businesses. The sign will be placed at the west
entrance.
Findings of Fact:
1.) The approval of this variance will not be injurious to the public health, safety,
morals, and general welfare of the community because:
The existence of a directory sign on this site will not be injurious to the public health,
safety, morals and general welfare of the community. It will aid in locating businesses.
2.) The use and value of the area adjacent to the property included in the variance will
not be affected in a substantially adverse manner because:
It is the Department's opinion that the use and value of the area adjacent to the property
will not be affected in a substantially adverse manner by allowing the directory sign.
3.) The strict application of the terms of the Zoning Ordinance to the property will
result in practical difficulties in the use of the property because:

Recommendation:
The staff recommends negative consideration of V- 71 -03.

will be required to hear these items.
