Purchase of additional right -of -way along 106 Street will reduce the front yard to 15 feet. However, current zoning of this property as S -1/ Residence requires a front yard of at least 40 feet. The granting of the proposed Variance should alleviate the property owner of potential undue hardship in future matters associated with the reduced front yard. The Department respectfully requests approval of this Development Standards Variance request. Please find the following documents attached to assist in your review: 1. Location Map 2.
