Petitioner seeks a Development Standards Variance for signage.

Background Information:
The Wilson Office Complex, Building B (Docket No.108 -03 ADLS Amend) has come
before the Plan Commission on July 15, 2003 for a remodel to the building. The signage
was an issue because of a past grant by the BZA for style and type.

Analysis:
The sign ordinance calls for one center identification ground sign per multi -tenant
building complex. Any approved multi -tenant complex with more than one frontage is
permitted one center identification ground sign per frontage with a maximum of three
signs for lots with three or more frontages. (25.7.02 -11). In addition to the ground sign,
one multi -tenant building complex directory sign is allowed, if the sign is approved by
the commission when presented as part of the total sign package. A multi -tenant building

complex directory sign is not counted as a ground sign, but must be landscaped at least
equal to the sign area. The simple way to put it is that each tenant cannot have a wall
sign.
Findings of Fact:
1.) The approval of this variance will not be injurious to the public health,
safety, morals, and general welfare of the community because:
The existence of uniform signage on this site will not be injurious to the public
health, safety, morals and general welfare of the community. It will aid in
directing patrons on -site and the colors and sign types will match throughout the
complex.
2.) The use and value of the area adjacent to the property included in the
variance will not be affected in a substantially adverse manner because:
It is the Department's opinion that the use and value of the area adjacent to the
property will not be affected in a substantially adverse manner by allowing the
wall signs.
3.) The strict application of the terms of the Zoning Ordinance to the property
will result in practical difficulties in the use of the property because:

in the use of the property due to similarity to a single -story business facade.
Recommendation:
The department recommends positive consideration of docket No. V- 95 -03.
