Cherry Creek Estates comprises 272 home sites located on approximately 149.5 acres. It is outlined in red on the enclosed aerial photograph, and 1 located on the east side of Hazel Dell Parkway, south of 146 Street. Pulte is requesting a developmental standards variance with respect to 68 of the I 272 home sites, on which Pulte proposes to build its "empty nester" residences. Pulte is requesting that the garage doors on these residences be permitted to be set back 20 feet from the right -of -way and, as such, Pulte is requesting a developmental standards I variance from Section 26.2.7 of the Zoning Ordinance which permits the primary residence to be set back 20 feet, but requires the garage doors to be set back 25 feet. The I effect of the variance will be to permit both the primary residence and the attached garage to be set back 20 feet.
