Dear Angelina,
Please find enclosed the following materials related to the above referenced project:
One copy of the Primary Plat
One set of Construction Plans Block A
One set of Construction Plans Block B
One copy of response letters to TAC members
The enclosed material has been revised per the various comments made at the August 20, 2003 Carmel
TAC meeting and your comment letter dated August 15, 2003. Revisions and/or comments are as follows:
1. It is my understanding that Jim Nelson has provided the additional variance application for
the garage setback along 1 Avenue NW.
2. The building height of the proposed townhome building will be provided by the developer,
Steve Schutz, under separate cover.
3. The existing zoning (R4 B5) and adjacent land uses /owners is denoted on the Primary Plat
and the Site Plans Development Plans of the Block A B Construction Plans.
4. Other than dusk -to -dawn building coach lights no additional lighting is proposed. An existing
street light is currently located along the West side of the proposed entrance on 4 Street NW
which should provide adequate lighting for the parking area.
5. Copies of the adjacent property owner list will be forwarded to you by Jim Nelson under
separate cover.
6. Color elevations and renderings will be provided by the developer, Steve Schutz, under
separate cover.
7. The developer, Steve Schutz, is currently working with Scott Brewer with respect to
Landscaping.
8. A dumpster is not proposed at this time. If that should change we will forward the appropriate
materials and details to your office.

The enclosed material has been revised per the'various comments made at the August 20, 2003 Carmel
TAC meeting and your comment letter dated August 19, 2003. Revisions and/or comments are as follows:
1. The R.J. Follett drain and 75' easement has been added to the Primary Plat and Construction
Plans for Blocks A B.
2. The proposed development will utilize parking lot detention. A copy of the drainage
calculations is included.
3. I have forwarded the non enforcement, outlet request and utility crossing requests to the
developer, Steve Schutz, for execution. He will be forwarding them to you under separate
cover.
