General Information:
The petitioner is proposing to build a detached three -car garage. The location of the
proposed garage will be in front of the front line of the principal building. The garage
encroaches 35 feet in front of the front line of the building. The ordinance requires an
accessory building to be located 25 feet behind the front line of the building or the
building setback line, whichever is greater.

Analysis:
The proposed detached garage fits i n w the layout of the house. The house is set on the
property at an angle, and the garage will follow that trend. The garage will be set back
almost 390 feet from the road. The materials of the garage are asphalt shingles,
brick/stone walls, wood columns, shutters, and doors, and dormers.

Findings of Fact:
1.) The approval of this variance will not be injurious to the public health,
safety, morals, and general welfare of the community because:
The garage is set back almost 390 feet from 131 Street. It would be hard for an
onlooker from the road to distinguish the garage being closer than the home.
2.) The use and value of the area adjacent to the property included in the
variance will not be affected in a substantially adverse manner because:
It is the Department's opinion that the use and value of the area adjacent to the
property will not be affected in a substantially adverse manner by garage to
located in front of the front building line of the home. The garage is designed with
architectural features, in keeping with the appearance of the home.
3.) The strict application of the terms of the Zoning Ordinance to the property
will result in practical difficulties in the use of the property because:

subject structure.
Recommendation:
The staff recommends positive consideration of V- 109 -03.
