Kinda funny how the shoe fits when on the other foot... I know that Darren is away for a few days. But could you have Laura or Bryan enter this into Salesforce to get it into the system? Jim seems to have a lot of info about who holds the title ... not sure that matters but, I know that you have more experience in matters like this and have a system in place which improves each time. The parcel, 16-10-21-13-05-003.000, is at 4904 Deer Ridge Drive South in Valleybrook and was owned previously by Kirk & Patti Symons. I believe it was foreclosed upon by IndyMac Bank just prior to IndyMac being placed into receivership last year. The property was for sale prior to foreclosure and, incredibly, there's been several offers pending on the property for almost the past year, but the bank hasn't gotten its act together to accept an offer and dispose of the property. The broker that had the property prior to foreclosure, Jim Reed with Century 21 Realty Group, has been a good guy and was even maintaining the property during the early months since he's also a Valleybrook resident. After rejecting offers via Jim Reed over the past year, it appears that IndyMac or the current title holder is simply ignoring the property until it chooses to sell. Attached are a couple of photos that show the current sad state. The property is in violation of the noxious weed ordinances and, particularly, has a ton of thistle present, which I believe also violates Hamilton County ordinances. The property has perched fetid water on top of the pool cover which now presents a mosquito breeding hazard in the warmer weather. My concern is that there is no "tension on the spring" with the lender, other than poor Jim Reed pestering them about their non -responsiveness. Thus, I am more than happy to volunteer as the proverbial squeaky wheel in order to move them into action. Failing that, it's my hope that there is a process whereby the property can be maintained and added to a title lien for recovery of costs. The property is so bad that my wife and I are preparing to pay $100 per treatment to get it sprayed in order to protect our own yard, but I don't want to continue this practice as a subsidy to IndyMac's inattention. Please let me know if there's anything additional you require, or your staff can also talk to my wife, Colleen, at 514-3679. Also, can you let us know to whom, if anyone, I should direct a copy at Hamilton County so that the lender -owners start to get mailings from the County as well? I couldn't get on Hamilton County's website GIS this weekend to check mailing addresses for the title holder, but it still shows under Kirk & Patti Symons on Carmel's website. Jim Reed's number is 595-2100 or 432-2307 and I suspect he would be able to point you (off the record) to the current contact at IndyMac or the owner for official notice purposes.
