10. Docket No. 09120003 ADLS Amend: Carmel Office Park- Building 1
The applicant seeks approval for a rear building addition. The site is located at 1051 Summit Dr. and is
zoned 1 -1 /Industrial. Filed by William Sollenberger of Sollenberger Partners.
The applicant seeks approval for a rear building addition of 2,000 square feet. The building addition's materials and
colors will match the existing building. Some additional landscaping will be provided as well. Please view the
petitioner's informational packet for further detail.
The rear building setback should be 15 -ft from the rear property line. Otherwise a variance approval is required
from the Board of Zoning Appeals.
The Dept. of Engineering is concerned with adding additional hard surface to existing storm runoff in that location.
The Forestry Dept has requested a few changes to the landscape plan.
The Dept of Community Services (DOCS) recommends that the Committee approve this item with the
condition of Engineering Dept approval, after all comments /concerns are addressed. (This item only requires
a Plan Commission Committee vote.)

11. Docket No. 09120004 ADLS Amend: Fidelity Keystone Office Park, Ph I Carmel Office
Suites. The applicant seeks approval for exterior building modifications, wall sign, and addition of green
space. The site is located at 600 E. Carmel Dr. and is zoned B -8 /Business. Filed by Scott Yeager of Yeager
Construction Company.
The applicant seeks approval for exterior building modifications, wall sign, and addition of green space. A
substantial amount of additional green space, as well as bike parking, will be added near the building's main
entrance. The wall sign meets the Sign Ordinance requirements. Please view the petitioner's informational packet
for further detail.
Per the Engineering Dept, erosion control within the existing parking areas will be looked at closely. And, the
Forestry Dept has requested a few minor changes to the landscape plan.
