Evidently, the original landscape plans submitted for the original construction were not followed. Carmel Drive (Part One of Two) Dear Scott: On your revised landscape plan, you have all the existing interior trees within the parking lot labeled as Winter King Hawthorns on the plan, but they are all ash trees. They should remain ash for now, unless you are going to replace them with large maturing shade trees. Also, on the north perimeter of the building, you should add all the Black Hills spruce trees that are existing, in reality on the plan. I believe you are about six short. On the south east corner of the property there are two spruce on the plan, in reality there is only one existing. The existing equipment is sufficient for our future plans. The current equipment is on the roof. I have attached the details of the dumpster enclosure I have attached the building elevations, which detail the building materials and building sign. With submittal of drawings for this project please include the following items which are of concern to the Department of Engineering. 1.) Please provide a basic drainage summary that indicates the reduction in impervious area. This may be submitted with your estimates of asphalt that will be removed, amount of dirt used for the grass areas, etc. 2.) As we spoke of during our brief discussion, all parking is to be paved and use of the Carmel City Standard Curb will be required. (A detail of our standard curb can be found on the Carmel Web Site linked to the Department of Engineering) 3.) A right of -way permit will be required for construction equipment within the City right -of -way. Please contact Mr. Fred Glaser (fglaserc carmel.in.gov) 571 -2677 for information pertaining to this permit. 4.) This work appears to be less than 1/4 acre, therefore stormwater protection requirements will not be of issue. However, we will require that there are basic erosion control methods put in place such as storm inlet protection, control of dirt /debris brought back out onto the right -of -way, or any other items which would be of disruption to the surrounding areas. Please provide this department with a copy of any submittals to the Department of Community Services as this project moves forward. 1
