DEPARTMENT REPORT
February 2, 2010
1. Docket No. 10010001 ADLS Amend: Pearson Mahindra Signage
The applicant seeks approval for two new wall signs for the new dealership Pearson Ford is acquiring. The
site is located at 10630 N. Michigan Rd. and is zoned B -3 within the US 421 Overlay. Filed by Dave Coots
of Coots, Henke, and Wheeler.
The applicant is requesting approval for two new wall signs to be added to the site. Each sign will say "Mahindra"
and have a logo. The logo will be red and the name will be black. The logo will be reverse illuminated at night and
the name will shine white at night. The sign is 30.55 sq. ft.
On the south elevation, the existing Auto Credit Builders sign will be removed. The Mahindra sign will go in its
place. On the east elevation, the existing Auto Credit Builders sign will be realigned to allow more visual
separation and symmetry between the new Mahindra sign and the existing Auto Credit Builders sign.
Through multiple variances over the years the site is allowed 740.87 square feet of Signage. One sign has already
been removed and the existing Auto Credit Builders on the south is proposed to come down as well. This leaves
room for the two new Mahindra signs to go up in their places. The total square footage on the site after these
changes will be 16.81 sq. ft. under what is allowed. Therefore no additional variances are required.
The Dept of Community Services (DOCS) recommends that the Committee vote to approve this item after
all comments /concerns are addressed. (This item only requires a Plan Commission Committee vote.)

2. Docket No. 10010004 ADLS Amend: Fidelity at Meridian Signage
The applicant seeks approval for a new sign package for the building. The site is located at 11450 N.
Meridian St. and is zoned B -6 within the US 31 Overlay. Filed by Amy Rottmann of Sign -A -Rama on
behalf of the owner.
The applicant is requesting a change in sign face color and lighting style for the Fidelity at Meridian office
building. Currently the sign faces are gold and are reverse illuminated (halo lit). The applicant is requesting the
signs now be internally illuminated and black during the day and light up white at night. This will help drivers on
US 31 to see the signs more clearly both during the day and night. The previously approved locations and sizes of
the signs will not change. If the Petitioner would prefer, the Department would also be OK with the addition of
logos that are no more than 25% of the total sign area and are not restricted by color. This is a common practice in
the US 31 corridor and the Department would want this building's tenants to have that option if the Landlord so
chooses. Please let the Department and Committee know at the meeting.
The Dept of Community Services (DOCS) recommends that the Committee vote to approve this item after
all comments /concerns are addressed. (This item only requires a Plan Commission Committee vote.)
