Let me know if there's anything else you think I should touch on. Thanks! 1. There are several existing CVS' with the layout we're requesting, and with similar site constraints. 2. Someone who has parked in the far southeast corner of the Fineberg Building's parking lot has to walk approximately 400' to the Noodles main entrance. To walk from the back of the parking lot to the requested corner entrance of the proposed CVS would be approximately 300'. The walk from the back of the Clay Terrace parking lot (Dick's/Whole Foods side) to Ted's Montana Grill is 300'. From the middle of the south parking lot for Clarian North to their main door is 400'. From the back of St. Vincent's northeast parking lot to the door is over 250'. From the back of Opus' North parking lot to their door is 325'. Walking distance should not be a factor as the City is full of examples of similar and longer distances to walk, for a range of uses. 3. There should be one main door and it should be at the most visible, prominent location, where people are going to look for a door. 4. The proposed building fits the typical suburban CVS footprint into an urban form the result is a backwards building that does not fully address the street, pedestrian uses, or the Overlay. (photos of the store at 16th Meridian really illustrate this). 5. No concrete reasons as to why a door cannot be placed at the corner have been given, i.e. no statistics relating to greater crime, decreased safety, consumer complaints, etc. ilrcAr.-- Tar_ t 4- c// 6. Placing the door at the back to serve the parking follows the suburban model, which is exactly what the Overlay is trying to discourage. The building design therefore does not meet the intent of the Overlay to create a more urban, pedestrian friendly form along the Rangeline Road .Corridor, and to build the building without sidewalk access would show an egregious lack of foresight that could hamper the Corridor from continuing to develop according to the Overlay. 7. Parking along Rangeline is anticipated, and was included on the site plan for the Fineberg Building. As parking is installed, a sidewalk- facing door will make more sense, and a rear facing door will make less sense and inconvenience a greater number of people, as well as not contribute to the overall streetscape. Based on our discussion it appears that the plan meets this requirement. The far is over 50% based on two full floors of approximately 13,000 each (26,000) on a site that is roughly 36,000.
