December 11, 2009 Mr. Timothy Hill Anderson Birkla Investment Partners, LLC 301 Pennsylvania Parkway Suite 301 Indianapolis, IN 46280 RE: Meridian Pointe Carmel, Indiana Dear Mr. Hill: As you know, we have been asked to provide an engineer's estimate for the public right of -way improvements associated with the subject project. Since the project is in its very early stages, it would be difficult to produce an estimate with any level of accuracy at this time. Please note that we have been told in previous conversations with the City Engineer's office that typical right -of -way improvements are in the range of $90 per lineal foot of street frontage. Based on the updated survey, the property line lengths along Old Meridian Street and Pennsylvania Street total approximately 2284 lineal feet. Therefore, a rough estimate for the right -of -way improvements at $90 /1ineal foot would be $205,000. Please let me know if I can provide any additional information or if you have any questions.
