7. Docket No. 09120027 ADLS Amend: World Wide Motors, Mercedes -Benz
The applicant seeks approval for a building remodel and landscape, sidewalk signage changes. The site
is located at 3900 E 96 St. The site is zoned B -3 /Business. Filed by Marc Tworek of Versatile

The applicant seeks approval for a building remodel /addition and landscape signage changes. The site is
located at 4000 E 96 St. The site is zoned B -3 /Business. Filed by Marc Tworek of Versatile Construction
Group, LLC.
The petitioner seeks approval for exterior building and site modifications to two adjacent sites, as requested by
Mercedes Benz as part of their national campaign. Please refer to the petitioner's informational packet for more
detail.
The Planning/Zoning Department is concerned about the use of EIFS within three feet of ground level, because of
the durability and maintenance issued with this type of building material near areas that can get dented and dinged.
The Department suggests that the petitioner use a different material, such as cultured stone, metal panels, or a
concrete masonry brick. Also, the petitioner should bring material and color samples to the committee meeting.
The Petitioner is proposing one new sign at each building. The Mercedes -Benz dealership (item #7) is proposing a
new ground /wall sign that will say "Mercedes- Benz The sign has a silver background and blue letters. Only the
letters will illuminate at night. The sign will be located to the left (west) of the pedestrian entrance facing 96
Street. It will be 40 sq. ft. and mounted between the new decorative support columns along the front of the
dealership. 90 sq. ft. is permitted by the Sign Ordinance. All other existing Mercedes -Benz wall signs and /or logos
will be removed. The ground sign at Marie Dr. and 96 St. will remain. Petitioner, please confirm this.
The Mercedes -Benz Service Center (item #8) is proposing one new sign that says "Mercedes -Benz Service It will
be 58.88 square feet. 95 sq. ft. is allowed by the Sign Ordinance. An existing "Used Car Center" wall sign will be
removed. The sign has a silver background and blue letters. Only the letters will illuminate at night. The sign will
be located above the pedestrian entrance to the service center facing Lakeshore Drive East. None of the Smart Car
Center signs will be affected or changing with this proposal.
New building base landscaping is proposed for the front and side building elevations. The Forestry Dept thinks
there is only minimal landscaping for both sites /buildings and would like to see something closer to the
bufferyard requirements (Zoning Ord. Chapter 26.04), similar to what the other recent car dealerships
along 96 Street have. The petitioner needs to keep working with the Forestry Dept.
Petitioner, please provide the status of the Carmel Engineering Dept's approval of the plans.
The Hamilton County Highway Dept has no comments, since this is outside of their jurisdiction.
The Hamilton County Surveyor's Office has no comments, since this is outside of their jurisdiction.
The Dept of Community Services (DOCS) recommends that the Committee votes to approve this item (with
the condition of landscape plan approval by the Forestry Dept) after all comments /concerns are addressed.
